# AI Visibility Audit for Property-Ops Software: Why AI Doesn't Name You

## What runs

Every Audit uses the full protocol for your category, the same one the [Index methodology](/ai-shortlist-index/methodology/) publishes. That is 25 prompts, written the way a property manager asks (“What’s the best maintenance coordination software for a property management company with around 300 doors?”), across four engines: ChatGPT, Perplexity, Gemini, and Google AI Overviews. Each prompt runs three times, in separate sessions, spread across at least two days, with the raw capture, every cited URL, and the model identifier where the engine discloses one stored. ChatGPT is captured from its app and discloses no model, so that field is empty on its runs. Your Audit numbers and your public row agree because they come from the same files.

The Index is still young; the September 2026 edition holds one completed ChatGPT run in one category, with the other engines marked degraded or missing rather than silently dropped. An Audit fills in the rest for your category, at your expense, and the private prompt-level detail stays private.

## What you get

The deliverable is a private web page and a PDF in the same design as the Index, in five parts.

Your position, plainly. Which of the 25 prompts named you, in what position, with what sentiment (recommended, neutral, cautioned), and who was named beside you. Where you were not named, who was.

The cause. Ranked findings, each labeled: \[V\] verified against the run files, \[I\] inferred from Index data or the engine’s own documentation, \[H\] a hypothesis we would test in a Sprint. Each finding carries an evidence link. Common causes we look for are absence from the sources the answers ride on, no comparison or alternatives pages for an answer to extract from, an entity that disagrees with itself across G2, Capterra, LinkedIn, Crunchbase, and PMS marketplaces, and a category name on your site that a property manager never types.

The source gap. In the September 2026 maintenance run, reddit.com led the Source Map with 38 citations, ahead of appfolio.com (16) and buildium.com (12), with propertymeld.com at 4. The Audit lists the top-10 cited sources in your category and marks each one you are absent from. That list becomes the Sprint’s target.

The 90-day fix. Prioritized and scoped to a [Shortlist Sprint](/answer-engine-optimization-for-proptech/): the sources to enter, the owned pages to build (vs, alternatives, for-property-managers), and the entity records to correct, in order.

What we won’t promise. Rankings, traffic, leads, and revenue, stated in every report so the fix is read as work and not as a forecast.

Every \[V\] finding is re-verified by a person before delivery.

## The guarantee

If we can’t name the cause, you don’t pay for implementation. The Audit fee stands; it pays for running 100 prompt-engine pairs three times each and reading the results. If the findings do not point to a cause you can act on, the report says so, we do not propose a Sprint, and you owe nothing further. We would rather write that sentence into the contract than ask you to trust it.

## What we won’t promise

Rankings, traffic, leads, or revenue. The engines are non-deterministic, which is why the Index runs each prompt three times and publishes the variance instead of hiding it. We think the vendors that appear in the most-cited sources for a category are the vendors most likely to be named, and the Sprint is built on that hypothesis; it is a hypothesis until the Index shows it. What we do promise is that the Audit names a cause, with evidence, or tells you it could not.

### What does the Audit cost and how long does it take?

$3,500, paid before delivery, delivered within 7 days of payment. The price is flat. There is no discovery call required, though one is available after delivery.

### What if my category is not in the Index yet?

Tell us on the form. The Index covers resident benefits platforms, multifamily access control, and maintenance and vendor network software at launch. If your category is outside those three, we will say whether we can run the prompts for it before invoicing.

### What does the guarantee cover?

If the Audit cannot name a cause you can act on, we say so in the report and we do not sell you a Sprint. You keep the Audit and owe nothing for implementation. The Audit fee itself is not refunded; the work of running 100 prompt-engine pairs and reading the results is the product.

### Do I need to give you access to anything?

No logins. We crawl your public pages, your listings on G2, Capterra, LinkedIn, Crunchbase, and the PMS marketplaces, and the Index run files. If you have a prior agency deliverable or a list of pages you consider important, send it and we will read it.
