EliseAI and BetterBot are both AI agents that bolt onto the leasing CRM and property management system an operator already runs, which makes them a cleaner comparison than most in this category. Neither asks you to switch CRMs. The question one of our tracked prompts puts in a buyer’s words is EliseAI vs BetterBot for answering prospect inquiries and booking tours: which should a multifamily operator choose? Both answer by text, email, chat and phone, book tours and follow up. EliseAI’s record reaches further, into resident, maintenance and renewal conversations. BetterBot’s record is built around the moment a person takes over: a shared dashboard where staff claim handoffs, one owner at a time. The buyer comparing them is a leasing or marketing lead at a multifamily operator, and the decision usually comes down to how much of the resident lifecycle you want one vendor to cover, how your team takes over conversations, and which PMS you run. This page puts the two side by side from our vendor data and the research behind the [AI leasing assistants guide](/property-management-software/ai-leasing-assistants/).

## Where each fits

EliseAI’s record lists institutional multifamily as its one segment. BetterBot’s lists institutional multifamily, student housing and affordable housing, and the research notes add senior housing and lease-up to the property types its site describes. If you run student or affordable product, BetterBot is the one of the two whose own materials name it, and EliseAI should be asked for references in your product type.

The customer claims are both large and both unaudited. EliseAI says 700 of the top property management companies use it and publishes an Equity Residential case study. BetterBot says eight of the top ten NMHC managers use it.

The PMS list is where they differ most. In our database, EliseAI’s integrations page names Rent Manager and ResMan among the systems we track, and its platform page says it syncs with leading PMS and CRMs without naming them. BetterBot lists Entrata, Yardi, AppFolio, Rent Manager and RealPage, and its CRM feature page calls the Entrata and Yardi connections its deepest. Rent Manager is the only system both list. An operator on Yardi, Entrata or RealPage has a listed BetterBot integration and should ask EliseAI to show its connector running in their system. An operator on ResMan has the reverse. BetterBot is also one of the few vendors in the category that list AppFolio, alongside Respage, Frontdesk and PERQ, which matters for a mid-size operator on that system. The [Entrata integrations page](/property-management-software/integrations/entrata/) and the [AppFolio integrations page](/property-management-software/integrations/appfolio/) list every category that connects to each.

Both also connect to CRMs. EliseAI’s integrations page lists Funnel CRM, and Funnel’s integrations page lists BetterBot, so either agent can run on top of a Funnel CRM. Ask whichever you pick who owns the prospect record when the agent and the CRM each hold part of it.

Scope is the second filter. EliseAI’s description covers prospects, residents, maintenance requests and renewals in one platform, which gives you one vendor and one set of conversation logs. BetterBot’s description is leasing-first. The research notes its site also mentions renewals and maintenance, so ask how far that goes before treating the two as different in kind. A leasing lead who wants after-hours coverage for inquiries may not want a project that also touches the maintenance team.

Handoff is the third. BetterBot’s homepage frames the buyer’s problem as nobody answering the phones after six and prospects going quiet after the first follow-up, and its answer is follow-up through the fourth contact or beyond plus a dashboard where handoff claims are exclusive and staff can pause the AI for one prospect. EliseAI’s materials describe escalation when needed. If several people on your team work the same leads, watch both handoffs in the demo before anything else.

## Pricing models

Neither vendor publishes pricing, and our database has no figure for either. In this category Respage and Zuma describe a pricing model without numbers, and Frontdesk publishes only a general plan that is not specific to multifamily.

Because EliseAI covers more of the resident lifecycle, its quote may bundle modules your team did not ask for. Ask whether leasing can be bought on its own and what the resident, maintenance and renewal conversations add. For BetterBot, ask whether the renewal and maintenance features carry their own price. For both, get the per-unit rate, the monthly minimum, whether voice is a separate line, and the contract term in writing. Price both at today’s unit count and next year’s. If you run student housing, ask whether pricing is per unit or per bed, since the two give very different totals.

## What to ask each in a demo

1. **Show me a handoff with two of our leasing agents on the same lead.** BetterBot describes exclusive claims and per-prospect pause. Ask EliseAI what its escalation looks like from the agent’s side, and ask both whether the AI resumes when the person goes quiet.
2. **How often do pricing and availability sync from our PMS?** Quoting a unit that leased an hour ago is the failure buyers in this category describe. Ask each for the sync interval with your specific PMS.
3. **What does the assistant say to an accessibility or assistance-animal question?** A Multifamily Dive opinion piece from April 2026 quotes a bot answering an accessibility question with a promise that a leasing agent would be in touch Monday morning, and argues that the vendor handling it gives the operator no standing in a Fair Housing complaint. Bring an ESA request phrased as a pet question to both demos.
4. **What happens after the fourth follow-up, and what stops the sequence?** Ask for the cadence in writing and whether a tour no-show gets worked again.
5. **For EliseAI: can we buy leasing alone, and what do the resident and maintenance modules change in our workflow?**
6. **For BetterBot: what is the difference between the Entrata and Yardi connections and the others?** “Deepest” is the vendor’s word. Ask which fields move in which direction.

## What the Index shows

The live table above carries the current edition’s figures for both vendors. Our reading is that the engine treats EliseAI as the category default and brings BetterBot in less often, so a buyer asking a general question is more likely to hear EliseAI’s name than BetterBot’s. The rows for [EliseAI](/ai-shortlist-index/ai-leasing-assistants/eliseai/) and [BetterBot](/ai-shortlist-index/ai-leasing-assistants/betterbot/) on the Index have the prompt-by-prompt detail and the sources behind each answer.

## Which fits you

EliseAI fits an institutional operator that wants one AI vendor across leasing, residents, maintenance and renewals, runs Rent Manager or ResMan or is willing to verify a connector for anything else, and is comfortable with a broader project than leasing alone. BetterBot fits an operator on Entrata, Yardi, RealPage, AppFolio or Rent Manager whose leasing team shares leads and needs clear ownership when a person takes over, and especially one running student or affordable product. Neither is better in the absolute. The two demos that settle it are the handoff and the PMS sync.

If neither fits, [the alternatives to EliseAI](/property-management-software/ai-leasing-assistants/eliseai-alternatives/) covers the rest of the field, and the [full vendor list](/property-management-software/ai-leasing-assistants/vendors/) compares every vendor’s integrations in one table. The profiles for [EliseAI](/vendors/eliseai/) and [BetterBot](/vendors/betterbot/) carry the dated sources behind this page, and the [category guide](/property-management-software/ai-leasing-assistants/) covers how to evaluate the category as a whole.

If you sell one of these products and want to know why the engine reaches for one of you more often than the other, [AI visibility for proptech companies](/ai-visibility-for-proptech-companies/) explains what the Index measures and how that changes.
