Livly and Flamingo are two of the first names a multifamily resident-services lead hears when the goal is an app residents will open for something other than paying rent. The buyer comparing them usually asks the way one of our tracked prompts does: Livly vs Flamingo for a resident engagement app, which is better for a multifamily operator with 5,000 units? There is no better in the abstract, because the two are different shapes of product. Livly is an all-in-one resident app with an operations platform behind it, and the community feed is one part of it. Flamingo is a branded engagement app that leads with the feed, events and rewards, and says it works alongside an existing resident portal. At 5,000 units the operator already has a PMS portal, and the first question is whether it wants to replace that portal or add a layer beside it. This page sets the two side by side from the vendor database and the research behind the [community engagement apps guide](/property-management-software/community-engagement-apps/).

## Where each fits

Livly describes itself as an all-in-one resident app and resident operations platform for multifamily communities, covering rent, packages, amenity booking and a community feed, and claims more than 1,000 properties. The research fills in the community side: a private Community Feed where residents and staff share photos, Polls and Trivia under what Livly calls Experiential Management, and full-service resident events run with Circuit Living and other event providers. Its database segments are institutional and small multifamily. The [Livly profile](/vendors/livly/) has the dated sources.

Flamingo describes a branded resident engagement app with a community social feed, an event calendar with RSVPs, resident-to-resident messaging, surveys, rewards, amenity reservations and a concierge marketplace, and claims more than 400,000 units. The research adds maintenance requests, a searchable resident guide, automated review requests and fitness streaming, and records Flamingo’s line that it integrates with existing resident portals. Its database segment is institutional multifamily only. The [Flamingo profile](/vendors/flamingo/) carries its record.

The PMS narrows it further. Livly lists Yardi, RealPage, Entrata, ResMan and AppFolio. Flamingo lists Yardi, RealPage and Entrata, plus Rent Manager. On Yardi, RealPage or Entrata, both qualify and the decision moves to scope. On ResMan or AppFolio, Livly has a listed connection and Flamingo does not. On Rent Manager it is the other way round. The integration pages for [AppFolio](/property-management-software/integrations/appfolio/) and [Rent Manager](/property-management-software/integrations/rent-manager/) list what else connects to each system, which helps when this decision sits next to a payments or access decision.

Past the PMS, the research shows each app reaching into the building. Livly’s homepage names SALTO and Assurant. Flamingo’s resident-app page names package systems and Dormakaba virtual keys and says it can integrate with almost any system. Ask both for the list that applies to your access hardware and package lockers.

Put plainly, Livly fits an operator that wants one app to carry rent, packages, amenities and community, and is willing to make that app the resident’s front door. Flamingo fits an operator that likes its portal or its payments app and wants engagement on top, with rewards for showing up and a free event marketplace to start from. A 5,000-unit operator running a mixed portfolio could test both at different communities.

## Pricing models

Livly does not publish pricing, and the database holds no pricing figure for it. Its homepage claims $30,000 in annual savings per property. Ask which tasks that figure covers and whether the property that produced it replaced systems or added one.

Flamingo publishes four tiers: a free tier, which is the Resident Event Marketplace; Engage from $300; Attract & Retain from $900; and Simplify & Automate from $1,500. The page does not say what those prices are billed on, per property, per month or otherwise, so a 5,000-unit figure cannot be computed from the page. The term is 12 months, then month-to-month, and the research records a revenue share on concierge services and renters insurance.

Ask both for the same numbers: the billing unit, the rate at your community count, the minimum, the term, which features are add-ons, and what the vendor earns from your residents through a marketplace, concierge or insurance. Then compute the annual cost at 5,000 units and at the count you expect in two years.

## What to ask each in a demo

The research came from vendor pages, vendor-written guides and one trade article with operator quotes, so these questions follow the category’s pain points rather than customer complaints about either vendor.

1. Adoption. What share of eligible residents opened the app last month at a community like ours that has been live a year? Livly’s property count and Flamingo’s unit count are totals, not adoption rates.
2. Duplication. Put the app next to our PMS resident portal. Livly, does your app replace it? Flamingo, what does your app do that the portal does not, and does a move-out in the PMS close the app account without anyone touching it?
3. Moderation. Who can remove a post in the feed, can posts be held for review, and what can the office see of Flamingo’s resident-to-resident messaging? No vendor page in the research describes moderation tools.
4. Events. Who plans and staffs the calendar? Livly resells events through Circuit Living; Flamingo’s free tier is an event marketplace. Ask what each costs per event and who shows up on site.
5. Renewal claims. If either vendor ties the app to renewals or reviews, ask which communities were compared and over what period.
6. Revenue. Ask Flamingo what share it takes on concierge and renters insurance, and Livly what it sells to residents through Micromart or partners.

## What the Index shows

The live comparison above shows how often each vendor turned up in the current edition, on the same prompts and runs. The live table suggests ChatGPT treats Livly and Flamingo as close peers on the multifamily side of this category, so neither vendor’s place in an answer tells a 5,000-unit operator much about which one suits its portfolio. The rows for [Livly on the Index](/ai-shortlist-index/community-engagement-apps/livly/) and [Flamingo on the Index](/ai-shortlist-index/community-engagement-apps/flamingo/) list the prompts and sources.

## Which fits you

Livly fits an operator on ResMan or AppFolio, or one that wants a single branded app to carry the operational features and the community feed together, and is ready to treat it as the resident portal. Flamingo fits an operator on Rent Manager, or one that wants to keep its portal, add a feed, events and rewards, and start with a published price. On Yardi, RealPage or Entrata, the scope question decides it.

If neither fits, the [Livly alternatives page](/property-management-software/community-engagement-apps/livly-alternatives/) covers Cobu, ElevateOS and the rest of the field, and the [community engagement vendor list](/property-management-software/community-engagement-apps/vendors/) puts every vendor side by side. If the real project is replacing the PMS portal, the [resident experience and amenities guide](/property-management-software/resident-experience-and-amenities/) covers that decision.

If you build a resident app and want to know what an operator hears when asking an assistant for a shortlist, [AI visibility for proptech companies](/ai-visibility-for-proptech-companies/) explains what we measure and what the fix costs.
