ChargePoint is the charging brand most apartment owners price first. Its apartments record in our database describes networked Level 2 and DC fast stations, per-resident energy billing, pricing by energy, time or driver group, Power Sharing load management, access control and a 98% uptime guarantee. The owners who look past it usually bring one of the problems in the buyer prompts we track. What works in a garage with limited electrical capacity? What works without reliable internet? Who else should we price before a portfolio-wide rollout? This page covers why those questions lead away from ChargePoint, the nineteen other vendors in our [EV charging for multifamily category](/property-management-software/ev-charging-for-multifamily/), and how to narrow them.

## Why buyers look past ChargePoint

Start with what ChargePoint does well. The CPF50 is built for assigned and community parking, the CT4000 for mixed-use and public spaces, and the same platform handles pricing, access and per-resident billing. Its page says the property can install and maintain the hardware itself or buy ChargePoint’s deployment and support services, which gives an owner with an in-house electrician a real choice. The 98% uptime guarantee is in writing on its site.

The objections are about the model around the hardware. The first is capital. ChargePoint’s page reads as an ownership model, where the property buys the stations. Several alternatives take the cost off the property’s books entirely, through one monthly payment, third-party ownership, or a vendor that finances, owns and runs the chargers. An owner who has no budget line for chargers looks there first.

The second is power. Most multifamily properties do not have spare electrical capacity for charging, in EV Connect’s words. ChargePoint has Power Sharing, and most of the vendors below sell their own version of load management. The question is how many chargers each can put on your existing service before a panel or transformer upgrade, and that answer only comes from a site assessment, so get one from at least two vendors.

The third is connectivity. A networked charger in a concrete garage with no signal is a broken charger. Xeal, Orange Charger and Pando Electric sell designs that charge without Wi-Fi, and one of the prompts we track asks for exactly that.

The fourth is lock-in. ChargePoint sells its own hardware on its own network. AmpUp, EV Connect and SWTCH Energy describe hardware-agnostic software on the OCPP standard, which matters if you already own chargers or expect to change software later.

The fifth is the rent ledger. ChargePoint’s page cites over 40 integrations with building and energy management systems, and in our database only Ivy Energy and ParkDwell list property management system integrations in this category, both with Yardi, RealPage and Entrata. Neither is a charger network, so for most of the category the resident pays the charging vendor rather than the property.

We could not verify ChargePoint’s pricing, contract terms or what its uptime guarantee pays when it is missed. None of it is published in our records. Ask for all three in writing.

## The alternatives, by model

The table above carries each vendor’s facts from our database. The nineteen sort into five groups.

### Turnkey stacks with the vendor running the program

[SWTCH Energy](/vendors/swtch-energy/) sells hardware, installation and electrical upgrades for one predictable monthly payment, with OCPP-agnostic chargers, load management and 24/7 support; the owner sets the resident rate, and its record cites 2,500 chargers across 136 Greystar properties. [EverCharge](/vendors/evercharge/) makes its own hardware and software, handles resident onboarding, billing and maintenance, and publishes four billing structures without figures. [Chargie](/vendors/chargie/) runs a 24/7 network operations center across more than 1,200 buildings. [Xeal](/vendors/xeal/) charges offline under its own protocol and guarantees 100% uptime. [PowerFlex](/vendors/powerflex/) claims up to four times more chargers without a service upgrade and offers financing with no upfront capital. FLO, Loop and EVPassport sell turnkey programs too, FLO with its own PowerSharing and 24/7 driver support, EVPassport on a subscription with revenue sharing.

### Software first, any hardware

[AmpUp](/vendors/ampup/) manages OCPP chargers from any approved maker, with metered, amenity or hybrid pricing, reservations and idle fees, sold in three named tiers. [EV Connect](/vendors/ev-connect/) pairs its Software+ platform with hardware, installation and protection plans, sold under third-party ownership models with little to no upfront cost.

### Someone else owns the chargers

[3V Infrastructure](/vendors/3v-infrastructure/) finances, owns and operates Level 2 chargers at the property with no capital or operating cost to the owner; its revenue terms are not published. OBE Power installs, owns and maintains stations under a charging-as-a-service model at no cost to the owner. Blink Charging offers host-owned, financed, hybrid and Blink-owned arrangements, which makes it the vendor to ask when you want to compare ownership models from one quote.

### Smart outlets and lower-cost hardware

[Orange Charger](/vendors/orange-charger/) sells 120V and 240V smart outlets on a Bluetooth mesh, installed by standard electricians, from $600 an outlet. [Plugzio](/vendors/plugzio/) turns an outlet into a charger activated by QR code, with Level 2 and DC fast options. Pando Electric makes networked Level 2 smart outlets with built-in metering and load management. [EVmatch](/vendors/evmatch/) uses partner hardware and positions itself at 40 to 60 percent below competitors; ask what that comparison is based on.

### Billing, not chargers

[Ivy Energy](/vendors/ivy-energy/) automates tenant-level billing for solar and EV charging and lists Yardi, RealPage and Entrata integrations. [ParkDwell](/vendors/parkdwell/) is parking software that bills residents per kWh at assigned spots and lists Entrata, Yardi and RealPage integrations. Both sit beside a charger vendor, not in place of one.

## How to shortlist

Decide ownership first: buy, pay monthly, or let a vendor own the hardware. Then get a site assessment from two vendors and compare how many ports each fits on your current service. Then ask every finalist the same questions. Who owns the equipment on the last day of the contract, and what happens to it if we leave? Does the charger work when the garage loses signal? How does a resident pay, and can the charge reach our ledger at all? What does the uptime guarantee pay when it is missed, and who answers a resident at 2 a.m. when a station is down? What hardware price, software fee per port, transaction fee and contract term should we put in the comparison? The [glossary](/property-management-software/glossary/) defines OCPP, load management and the rest.

## What the Index shows

The table at the foot of this page, How the Index sees these vendors, carries each vendor’s numbers from the current edition of the [AI Shortlist Index for EV charging](/ai-shortlist-index/ev-charging-for-multifamily/). Our reading is that ChatGPT treats ChargePoint as the default charging brand, adding it to answers even when the buyer asks how to replace a different vendor.

If ChargePoint is still in the running, its [profile](/vendors/chargepoint/) has the sourced record, and the [EV charging vendor list](/property-management-software/ev-charging-for-multifamily/vendors/) shows all twenty side by side. If charging will be billed alongside water and trash, read the [utility management guide](/property-management-software/utility-management/) next; if chargers will sit in assigned spaces, the [parking management guide](/property-management-software/parking-management/) covers the permit side. A charging vendor that is missing from these answers can read [how we help proptech companies with AI visibility](/ai-visibility-for-proptech-companies/).
