FilterTime is the standalone filter program most single-family managers find after they decide they want filters shipped but do not want a full resident benefits package. The manager picks the size, quality and schedule for each property in a portal, FilterTime ships, and there is no invoice in the box, so the manager can pass the cost plus a markup to the resident. The managers who keep looking usually come back to the same few problems: a property management system that is not on FilterTime’s list, a price they cannot see without filling in a form, or a decision that filters belong inside a package after all. This page covers those reasons, the other vendors in our [HVAC filter delivery category](/property-management-software/hvac-filter-delivery/), and the questions that get you from the full list to two demos.

## Why buyers look past FilterTime

Credit first. FilterTime is a standalone program built for property managers with a PMS integration, and its terms are the cleanest in the research: no contracts, cancel anytime, free shipping, one monthly invoice on net 30, and custom sizes. Its own article says outright that the missing invoice exists so you can mark the filters up. For a manager who wants filter delivery as a revenue line and nothing else, that is the product.

The first reason to look elsewhere is the PMS. Our [FilterTime profile](/vendors/filtertime/) records one integration, Rentvine, from Rentvine’s own announcement, and the research adds a Buildium marketplace listing. A manager on AppFolio, Yardi or Rent Manager keys every unit’s filter size into a second system and keys it again when a resident moves out or a technician swaps the air handler. Double entry is what the Rentvine integration was sold against, so it is fair to count it as a cost when your PMS is not on the list.

The second is price. FilterTime’s pricing page is an estimate form that promises a number in under 20 minutes. Nothing is published, so ask for the per-filter price at your common sizes, the custom-size price and any minimum before you compare it with anyone.

The third is the billing model. FilterTime is wholesale. You buy the filters, you decide the markup, and you explain the charge to residents and owners. One BiggerPockets thread is an owner questioning why his manager made him buy filters through the manager at $10 a month. Some managers would rather the charge sit inside a resident-paid package with a name on it, and that points to a different kind of vendor.

The fourth is proof. FilterTime produces a monthly shipment report. That shows a filter shipped. It does not show a filter installed, and no vendor in the category claims to. If the reason you are looking is a failed compressor and an argument about whose fault it was, no alternative on this page closes that gap either.

We could not verify FilterTime’s delivery footprint or any per-unit figure. Ask for both.

## The alternatives, by what you want instead

The table above carries each vendor’s facts from the database. They sort into three groups.

### If you want filters inside a resident package

[Second Nature](/vendors/second-nature/) sells filter delivery as the lead line of a fully managed benefits package that also covers a renters insurance master policy, credit building, pest control, rewards and move-in concierge. The database records the package as resident-paid at $20 to $80 a month with success-based billing to the manager, and AppFolio as the integration. Its filter page says it syncs each unit’s size from the accounting software, which is the answer to the double-entry problem if you run AppFolio. [Beagle](/vendors/beagle/) is a build-your-own package priced per unit where the manager keeps the markup; its own pages say filters start at $4 a month inside the kit, and the database lists Yardi, Rent Manager and Rentvine as its integrations. [Latchel](/vendors/latchel/) is a maintenance coordination company that sells an opt-in benefits package, and the research shows its filter line is FilterTime’s service resold. Switching to Latchel for filters means keeping FilterTime’s filters under someone else’s invoice. The [Second Nature alternatives page](/property-management-software/resident-benefits-platforms/second-nature-alternatives/) runs the package comparison from the other side.

### If you want a direct shipper and can live without an integration

[Homestock USA](/vendors/homestock-usa/) runs a property-manager program with scheduled deliveries to each property or the management office, more than 50 sizes in MERV 8, 11 and 13 plus custom sizes, and free shipping, across 33 states. [Filters Direct USA](/vendors/filters-direct-usa/) is a Garner, North Carolina filter maker with a property-management subscription: MERV 9 filters in standard and custom 1-inch sizes, monthly, bi-monthly or quarterly, with free US shipping. Neither names a PMS, and neither publishes property-manager pricing. They are the same shape as FilterTime without the portal integration, so the question is whether their per-filter price beats FilterTime’s by enough to pay for the extra data entry.

### If you run larger communities and want bulk supply

[Filterbuy](/ai-shortlist-index/hvac-filter-delivery/filterbuy/) is a filter manufacturer whose Filterbuy Business property management program offers one invoice, portfolio pricing, scheduled replacement reminders, custom sizes, and shipping to each property or the management office. The database tags it for institutional multifamily, HOA communities and commercial facilities rather than scattered houses. It fits an operator whose own maintenance techs change the filters, which is a different job from shipping one filter to one resident.

## How to shortlist

Decide two things before any demo. Who installs the filter, the resident or your technician, and who pays, the resident inside a package or the resident through your markup. Those two answers cut the list to two or three vendors. Then check your PMS against each vendor’s list in the table and on the [Rentvine](/property-management-software/integrations/rentvine/), [Buildium](/property-management-software/integrations/buildium/) and [AppFolio](/property-management-software/integrations/appfolio/) integration pages.

Then ask every vendor the same five questions:

1. Where is each unit’s filter size stored, and what happens on the day a technician replaces the system and the size changes?
2. What is the per-filter price at our three most common sizes, the custom-size price, and the minimum order?
3. What record do we get when a system fails and someone asks whether the filter was delivered?
4. Which states do you ship to, and how many days does delivery take to each of ours?
5. If we stop the program, or drop the package it sits in, what happens to delivery that month?

## What the Index shows

The table at the foot of this page carries the current Index figures for every vendor here, and the edition includes two prompts that ask for a FilterTime alternative by name. Our reading is that ChatGPT answers the FilterTime question mostly with Second Nature and Filterbuy and rarely reaches the smaller direct shippers on this page. The [full vendor list](/property-management-software/hvac-filter-delivery/vendors/) has every vendor’s row in one table.

If you sell filter delivery and you are not in that answer, [here is how we approach AI visibility for proptech vendors](/ai-visibility-for-proptech-companies/). If you came to this page because the HVAC work orders are the real cost, the [maintenance coordination and vendor network guide](/property-management-software/maintenance-vendor-network-software/) covers the software that takes those calls.
