Pest Share and Second Nature sell the same basic promise to single-family and small multifamily managers. The resident reports roaches or mice, a vetted local provider is scheduled, and nobody on your staff spends the afternoon calling exterminators about a house forty minutes away. One of the prompts we track asks the question the way a manager would: Pest Share vs Second Nature’s pest control coverage, which should a property manager with 400 single-family rentals choose? The treatment is close to identical on paper. What differs is the wrapper. Pest Share sells pest coverage on its own, in per-door plans, and its Buildium page has the manager decide whether the owner or the resident pays. Second Nature sells pest coverage as one benefit inside a resident benefits package the resident pays for each month, alongside filters, a renters insurance program, credit building and the rest. So the decision is mostly about the package, then about who pays, then about which property management system you run. This page sets the two side by side from our vendor database, the vendors’ own pages, and the research behind the [pest control programs guide](/property-management-software/pest-control-programs-for-property-managers/).

## Where each fits

Pest Share’s record describes an on-demand pest control program sold as a component of a resident benefits package. Its own pages describe the mechanics. The resident submits a request through a mobile portal, Pest Share routes it to a vetted provider from a network it puts at more than 200 and schedules the visit, and the manager sees scheduled dates, provider notes and status in a dashboard. Its multifamily page says providers are rated after every visit and underperformers removed, and that Pest Share can work alongside a manager’s existing pest vendors instead of replacing them. It claims more than 1,000 property management companies. Its database segments are single-family rental and small multifamily, though its own site now carries a multifamily page that pitches apartment communities and build-to-rent neighborhoods as well. The [Pest Share profile](/vendors/pest-share/) carries the dated sources.

Second Nature’s record describes a fully managed resident benefits package: filter delivery, a renters insurance master policy, credit building, pest control, rewards and a move-in concierge, and its pricing page now adds identity theft protection as a seventh benefit. Its [pest control page](https://www.secondnature.com/benefits/pest-control) describes the pest piece. The manager picks a service tier, with plans built around state-specific legal requirements and regional pests. A pest control addendum goes into the lease at signing. The resident submits a request online and it routes to Second Nature’s national network of vetted providers, with no cost at the point of service for up to four requests a year and a 30-day warranty on each service. A pest outside the resident’s coverage gets a discount, which Second Nature puts at often up to 40 percent off. Its database segments are single-family rental and small multifamily. The [Second Nature profile](/vendors/second-nature/) has the rest.

The coverage lists are nearly the same. Pest Share’s Pro plan, which its pricing page marks most popular, covers ants, cockroaches, bed bugs, fleas, ticks, weevils, mites and mice. Second Nature’s most popular option covers cockroaches, bed bugs, fleas, ticks, weevils, mites, ants and mice, or another regional pest in place of one of them. Pest Share’s Premium tier goes further, adding rats, spiders, wasps, bees and hornets, yellow jackets, earwigs, scorpions and silverfish, and it sells common-area coverage as an option. Second Nature offers regional options such as scorpions. If the pest list is your deciding factor, compare the exact tier you would buy, not the most popular one.

The package is the real split. A manager who already wants a resident benefits package, or is rolling one out, gets pest inside it from Second Nature and never prices it separately. A manager who does not want a package, or already sells one from another vendor that has no pest line, needs pest on its own, and that is Pest Share’s whole business. Beagle’s Renters Kit, the build-your-own package in the same space, lists move-in concierge, identity theft protection, credit reporting, AI tools and air filters on its current page and no pest coverage, so a manager on that kit would source pest from somewhere else.

Who pays is the second split. Second Nature’s model is resident-paid by design. The resident pays the package fee and the pest benefit is part of it. Pest Share’s [Buildium page](https://www.pestshare.com/buildium-lb/) lists “decide owner or resident payment” as step one, and describes a marketplace where tenants can buy services beyond standard coverage at listed prices, paid through the platform. A manager who wants the owner to carry pest under a management agreement has that option with Pest Share and not, as far as either site says, with Second Nature.

The property management system is the third. Our database lists AppFolio for Second Nature, from the two companies’ partnership announcement, and Second Nature’s pricing page also lists Rentvine. Pest Share lists Buildium, from its own Buildium integration page, and appears in Buildium’s marketplace. So an AppFolio or Rentvine manager has a listed Second Nature integration, a Buildium manager has a listed Pest Share integration, and anyone on Rent Manager, Yardi or Propertyware should ask both how the charge reaches the ledger. The [AppFolio](/property-management-software/integrations/appfolio/) and [Buildium](/property-management-software/integrations/buildium/) integration pages list the other vendors that connect to each system.

## Pricing models

Neither vendor publishes a dollar figure for the pest coverage itself.

Second Nature’s package is resident-paid at $20 to $80 a month, per the database, with the final price set by the benefits included, the market and the manager. Billing is what Second Nature calls success-based. It invoices the manager only after the resident has paid, and the manager keeps the difference. Its pricing page says there is no onboarding fee, only a refundable $500 deposit. Pest is not itemized inside the package, so ask what the resident price is at the tier that includes the pest plan you want, and what your share is per unit.

Pest Share sells per-door plans in four tiers, Basic, Plus, Pro and Premium, with one plan across the portfolio or different plans by community, and asks for a discovery call before quoting. An earlier research note put the component at $5 a month; the current page shows no price, so treat that as unconfirmed. Ask for the per-door price at each tier, the price of common-area coverage, any minimum door count, the contract term, and whether you can set a markup if the resident pays.

At 400 doors, the arithmetic is worth doing on paper. A manager on the BiggerPockets thread most package buyers read reported about $9 of profit per unit per month across a whole package at 400 doors. That is one manager’s number for a full package, not for pest alone, and the only way to compare is to put Pest Share’s per-door price next to the share of Second Nature’s package fee you would keep, at your own resident price.

## What to ask each in a demo

The research for this category could not reach manager forums, so these questions come from the vendors’ own pages and the category’s pain points, not from customer complaints about either vendor.

1. **Who performs the treatment, and where?** Both route to a network of vetted providers. Ask each for coverage in the metros where your houses are, and how fast a technician arrives. Pest Share’s pricing page says coverage may vary by market.
2. **What does request five cost?** Second Nature covers up to four requests a year. Ask what happens after that, and ask Pest Share whether its plans cap requests at all.
3. **What does the resident pay at the door?** Second Nature says nothing for covered pests. Ask Pest Share the same for each tier, and ask both what an uncovered pest costs.
4. **Who carries the owner’s obligation?** Second Nature’s own FAQ leads with the line that residents are often responsible for pests after the first month. Ask each how it handles an infestation present at move-in, which the lease puts on the owner.
5. **How is it written into the lease?** Second Nature supplies a pest control addendum. Ask Pest Share what lease language its customers use, and ask both how the charge appears on the resident’s statement.
6. **For Second Nature, can pest stand alone?** Ask whether you can run the pest benefit with only some of the other benefits, and what the resident price becomes.

## What the Index shows

The live table on this page carries both vendors’ figures from the current edition of the [AI Shortlist Index for pest control programs](/ai-shortlist-index/pest-control-programs-for-property-managers/). Our reading is that the two share the single-family side of this category, with Pest Share the more common answer when the question is about pest coverage on its own. The rows for [Pest Share on the Index](/ai-shortlist-index/pest-control-programs-for-property-managers/pest-share/) and [Second Nature on the Index](/ai-shortlist-index/pest-control-programs-for-property-managers/second-nature/) show each prompt and the sources behind the answers.

## Which fits you

Pest Share fits a manager who wants pest coverage without a package, or who already sells a package with no pest line. It also fits a manager on Buildium, and one who wants the option of owner-paid coverage or a plan that differs by community. Its Premium tier and common-area option suit a portfolio with build-to-rent communities or broader pest pressure.

Second Nature fits a manager on AppFolio or Rentvine who wants a resident benefits package anyway and is happy for pest to be one line in it, with the lease addendum, the four-request allowance and the 30-day warranty already written. Success-based billing means you are not out of pocket before residents pay.

At 400 single-family rentals, both will treat roaches the same way. The deciding question is whether you want to sell residents a package.

If neither fits, the [Pest Share alternatives page](/property-management-software/pest-control-programs-for-property-managers/pest-share-alternatives/) covers Cover Pest and the portfolio service contracts from Orkin, Terminix and Rentokil, and the [pest control vendor list](/property-management-software/pest-control-programs-for-property-managers/vendors/) has every vendor in one table. If the package is the real decision, the [resident benefits platforms guide](/property-management-software/resident-benefits-platforms/) and the [Second Nature alternatives page](/property-management-software/resident-benefits-platforms/second-nature-alternatives/) compare the package vendors.
