Zego and ClickPay are the two collection platforms a multifamily company tends to compare when the payments module in the PMS stops being enough. The question usually arrives in the form of one of the prompts we track: Zego vs ClickPay for rent collection, which is better for a property management company with about 4,000 multifamily units? At that size the company often runs more than one system, still receives paper checks and some cash, and may manage a few associations alongside the apartments. Both vendors sell to that company. Both take ACH and cards, convert checks and cash, and post to the resident ledger. The differences are in which systems each connects to, who owns each one, and what each sells on top of the payment itself. This page puts the two side by side from our vendor database and the research behind the [rent payments guide](/property-management-software/rent-payments/).

## Where each fits

Zego’s database record describes a resident app, payments and a credit-reporting incentive marketed as a resident benefits package. The payments product is Zego Pay, owned by Global Payments, and the research records PayLease as a former name. Zego Pay takes ACH, debit, credit and digital wallets, scans checks through Lockbox, takes cash through CashPay at more than 30,000 CheckFreePay locations, and accepts phone payments, AutoPay and variable autopay. Its segments in the database are institutional multifamily, HOA communities and student housing. The [Zego profile](/vendors/zego/) carries the dated sources.

ClickPay’s record describes a payments and receivables platform for multifamily and association managers: branded ACH and card portals, lockbox and check scanning, walk-in cash at more than 35,000 locations, and e-bill and print. Its homepage also sells online bill-pay sweeping, payment consolidation across properties and business-rule automation. RealPage bought it in April 2018 for $218.5 million, when it served 2.3 million units across multifamily, HOA, condo and co-op, according to the SEC exhibit in the research file. Its segments are institutional multifamily and HOA communities. The [ClickPay profile](/vendors/clickpay/) has the rest.

The PMS is the first filter. The database lists Yardi, MRI, Rent Manager, ResMan, Entrata and RealPage for Zego, and Yardi, MRI, RealPage, Rent Manager and ResMan for ClickPay. The overlap is wide, so a company on Yardi, MRI, Rent Manager, ResMan or RealPage has both options on paper. Entrata is the split: Zego lists it and ClickPay’s integration page does not. ClickPay also does not list AppFolio, Buildium or Propertyware. Zego’s integrations page names AppFolio as a primary integration, though the database has not recorded it yet, so confirm it in the demo.

Rent Manager is a special case. Rent Manager’s own payments page routes ePay, CashPay and Lockbox through Zego. A Rent Manager company comparing the two is partly comparing ClickPay against the vendor already behind its payments module, and should ask Zego what a direct contract adds.

Associations are the second filter. Both vendors list HOA communities. ClickPay’s integration page goes further down the association accounting list than anyone else in the category, naming Jenark, Caliber, TOPS, VMS, AMSI, Sage 100, SS&C Skyline and Property Boulevard. Zego’s integrations page names Vantaca, BuildingLink, Frontsteps, Cinc and about twenty HOA and accounting systems. A company that manages associations on one of those systems should check the exact name on each list before the demo. The [Yardi](/property-management-software/integrations/yardi/), [Entrata](/property-management-software/integrations/entrata/) and [Rent Manager](/property-management-software/integrations/rent-manager/) integration pages show every category that connects to each system.

The third difference is what sits on top of the payment. Zego sells the payment as part of a resident app with a credit-reporting incentive, which is why it also appears in the [resident benefits platforms guide](/property-management-software/resident-benefits-platforms/). Flex’s split-rent product is embedded in Zego’s portal, per the research. ClickPay sells the back office: consolidation across properties, business rules and e-bills.

## Pricing models

Neither vendor publishes pricing. Our database has no pricing figure on either record, and the research found Zego’s site offering only a request-pricing form. That leaves the questions to ask for each:

- The fee on ACH, debit and credit, as a percentage plus a flat amount, and who pays it, the resident or the property.
- Whether the property can set who pays per property or per payment type.
- What lockbox costs per item and what cash at retail costs per payment.
- Any monthly platform fee, per-unit fee or minimum.
- The contract term and the exit terms.

At 4,000 units, price a year of your own receipts by rail on both proposals. The vendor that is cheaper on ACH can be more expensive on lockbox, and the mix of checks to electronic payments in your portfolio decides which line matters.

## What to ask each in a demo

The research pain points translate into a short list, and most of it applies to both vendors.

1. **Ownership and roadmap.** ClickPay is a RealPage company. If you run Yardi or MRI, ask how support and product priority work for your system, and get the answer in writing. Ask Zego the parallel question about Global Payments.
2. **Reconciliation across systems.** Teams can spend hours a month reconciling payments by hand when a portfolio runs more than one PMS or ownership group. Ask each vendor to show a deposit from two properties on two systems reconciling in one view.
3. **Paper and cash.** Ask what share of payments their comparable customers still receive as checks, money orders and cash, and what the conversion path is for each. Ask for the cash network’s location list in your markets.
4. **Reversals.** Ask what happens when a card payment is disputed after move-in, and whether either platform offers a non-reversible rail for move-in and delinquent balances.
5. **Resident fees.** A fee that is free to the operator still lands on the resident, and the complaint lands on the leasing office. Ask to see the resident’s payment screen with fees shown.
6. **For Zego, the bundle.** Ask whether the payments product can be bought without the resident app and credit-reporting package, and what changes in price if it is.

## What the Index shows

The Index table at the foot of this page carries both vendors’ figures from the current edition of the [AI Shortlist Index for rent payments](/ai-shortlist-index/rent-payments/). Our reading is that ChatGPT treats these two as the default collection platforms for larger multifamily and association managers, the same pairing our research found, and still often answers a payments question with the PMS module first. The per-vendor rows for [Zego](/ai-shortlist-index/rent-payments/zego/) and [ClickPay](/ai-shortlist-index/rent-payments/clickpay/) show each prompt and the sources behind the answers.

## Which fits you

Zego fits a company on Entrata or Rent Manager, a company that wants AppFolio covered once the integration is confirmed, or one that wants payments and a resident-facing app with a credit-reporting incentive from one vendor. It also fits a student-housing operator, since that segment is on its record and not on ClickPay’s.

ClickPay fits a company on RealPage, or one on Yardi, MRI or ResMan that manages associations on one of the accounting systems only ClickPay lists, and wants back-office consolidation, business rules and e-bills more than a resident app. The RealPage ownership matters less to a RealPage customer than to anyone else.

A company on Yardi, MRI or ResMan that manages only apartments will find the two close on paper. In that case the proposal, the lockbox price and the reconciliation demo decide it.

If neither fits, the [ClickPay alternatives page](/property-management-software/rent-payments/clickpay-alternatives/) covers the rest of the field, and the [rent payment vendor list](/property-management-software/rent-payments/vendors/) has every vendor’s integrations and fees in one table. If Zego’s bundle is the reason you are looking, the [Zego alternatives page](/property-management-software/resident-benefits-platforms/zego-alternatives/) runs that comparison from the benefits side.

If you sell payments to property managers and want to know why one of these two makes the shortlist and you do not, [AI visibility for proptech companies](/ai-visibility-for-proptech-companies/) covers what we measure and what the fix costs.
