# Obligo Alternatives for Property Managers

By Ryan York · last verified 2026-11-05

## Short answer

- **Obligo is neither insurance nor a bond.** It draws on a billing authorization backed by bank letters of credit, pays you without a claims step, and caps charges at the deposit amount.
- **Most alternatives put a third party on the hook.** Surety bonds and deposit insurance pay your claim, and most then collect it from the resident.
- **Check your PMS first.** Obligo names Yardi, RealPage, Entrata, AppFolio, Buildium and MRI. On Rent Manager, look at Qira, Leap and Beagle.

Obligo is the security deposit alternative that is neither insurance nor a surety bond. The resident authorizes charges up to the deposit amount, bank letters of credit back the program, and Obligo pays you at move-out without a claims step.

Managers look elsewhere when they want a third party to carry the risk, a higher limit than the deposit, or a vendor that names their PMS. This page sorts the other vendors in the [security deposit alternatives category](/property-management-software/security-deposit-alternatives/) by how each one replaces the deposit.

## How does Obligo work?

[Obligo](/vendors/obligo/) keeps a billing authorization on the resident’s payment method. Its [FAQ](https://www.obligo.com/faq) names letters of credit from Wells Fargo behind the program, and an [Obligo post](https://www.obligo.com/blog/obligo-expands-letter-of-credit-program-for-residential-security-solutions-with-hsbc-as-provider) says HSBC joined as a provider in September 2026.

At move-out there is no claim to file. Once you close the move-out record, Obligo starts an ACH payment to you for damage or missed rent, up to the authorized amount. The resident then repays Obligo in a lump sum or in interest-free installments.

The renter pays a non-refundable fee, a percentage of the deposit set by the renter’s profile and usually paid up front for the lease term. Obligo says the property pays nothing. Renters choose no deposit, a reduced deposit, installments, or a full deposit that earns up to 2 percent interest.

## Why do managers look past Obligo?

Three reasons come up, and each one points to a different kind of alternative.

1. **The cap.** Obligo charges only up to the deposit amount it replaced. Damage beyond that is the resident’s debt to you, as it would be with cash. Some insurance products let you set a higher limit.
2. **The PMS.** Obligo’s [software-partner page](https://www.obligo.com/for-software-partners) names Yardi, RealPage, Entrata, AppFolio, Buildium and MRI. Rent Manager, Rentvine and Propertyware are not on it.
3. **Who carries the risk.** Obligo’s money comes from the resident in the end. An owner who wants a bonded or insured third party on the hook needs a different instrument.

## Which alternatives are surety bonds?

A surety bond guarantees the resident’s obligations. The surety pays your claim and then collects from the resident.

- **[Jetty](/vendors/jetty/)** sells Jetty Deposit, a surety bond on State National Insurance Company paper. Residents pay monthly or once, and Jetty recovers claim payments from them. Jetty and Rhino are now one company, and the [comparison of their two deposit products](/property-management-software/security-deposit-alternatives/jetty-vs-rhino/) covers both.
- **[SureDeposit](/vendors/suredeposit/)** is Assurant’s program, issued by American Bankers Insurance Company of Florida. The resident makes one non-refundable payment that covers the residency and reimburses the surety for any claim.
- **[TheGuarantors](/vendors/theguarantors/)** sells Deposit Coverage as an option on its lease guarantee. It is a one-time fee that lasts the tenancy, and the landlord may pay on the renter’s behalf.
- **[Deposit Choice](/ai-shortlist-index/security-deposit-alternatives/deposit-choice/)** sells surety bonds at participating multifamily communities, with residents still responsible for unpaid rent and damage.
- **[RealPage](/vendors/realpage-insurance-solutions/)** sells its own DepositIQ surety bond and also resells Obligo, according to its [deposit alternatives page](https://www.realpage.com/resident-services/security-deposit-alternatives/). Both share data with OneSite.

## Which alternatives are insurance?

Insurance products pay a covered loss under a policy. Whether the resident then owes the insurer depends on the product, so ask.

- **[Rhino](/vendors/rhino/)**, now sold as Greenlight Rent, places Greenlight Deposit with carriers it does not name. The renter must reimburse approved claims, and Greenlight advertises a four-day claims process.
- **[LeaseLock](/vendors/leaselock/)** sells lease insurance it calls Zero Deposit. Its [lease insurance page](https://leaselock.com/lease-insurance/) says there is no subrogation, and residents stay responsible for final charges at move-out.
- **[Leap](/vendors/leap/)** replaces the deposit with a monthly fee billed with rent. Its operator guide says claims pay only after you regain possession and must be filed within 120 days of the default.
- **[LeaseGuard](/ai-shortlist-index/security-deposit-alternatives/leaseguard/)** sells DepositPro, which it describes as an A-rated insurance policy with up to twice the monthly rent in coverage, available only to its partners.

## Which alternatives are not coverage at all?

Three vendors keep the deposit decision closer to you, the way Obligo does.

- **[Qira](/vendors/qira/)** holds cash deposits in FDIC-insured accounts in the property’s name. It also offers zero-deposit and installment options, and says it covers eligible damage and unpaid rent at move-out.
- **[Beagle](/vendors/beagle/)** offers a non-refundable monthly option with a limit from $500 to $6,000, per its [deposit page](https://www.joinbeagle.com/insurance-programs/security-deposit). Beagle says it is not insurance for the resident.
- **[ePremium Insurance](/vendors/epremium/)** sells eDeposit, a protection certificate rather than an insurance policy. A resident must first buy ePremium renters insurance to get it.

## How do you choose an Obligo alternative?

Pick the instrument before the vendor. A bond or a policy moves the risk to a third party. Obligo, Qira and Beagle keep it closer to you and the resident.

Then filter by PMS with the table above or the integration pages for [Rent Manager](/property-management-software/integrations/rent-manager/) and [Yardi](/property-management-software/integrations/yardi/). In the demo, ask each vendor:

1. Is this insurance, a surety bond, or something else, and does the resident owe you the money after a claim?
2. What is the coverage limit, and can it exceed the deposit it replaces?
3. How long does a claim take to pay, and what proof do you need?
4. What does the resident sign, and has your counsel read it for your state?
5. Can you show enrollment and a move-out charge posting in our PMS?

## Questions about Obligo Alternatives

### Is Obligo insurance?

No. Obligo's FAQ says it is neither insurance nor a surety bond. The resident authorizes charges up to the deposit amount, bank letters of credit back the program, and the resident repays Obligo for any charge it advances to you.

### Which alternative works most like Obligo?

Qira is the closest by mechanism. It holds cash deposits in FDIC-insured accounts in the property's name and offers zero-deposit and installment options, so you can keep cash for some residents and offer an alternative to others.

### Which Obligo alternatives integrate with Rent Manager?

Qira, Leap and Beagle name Rent Manager in our vendor database. Obligo's current software-partner page does not list it.

### Do residents still owe money with the alternatives?

Usually yes. Jetty, Greenlight and SureDeposit collect claim payments from the resident. LeaseLock says it does not pursue residents through subrogation, though residents stay responsible to the property for final charges.
