# TheGuarantors Alternatives for Property Managers

By Ryan York · published 2026-11-06

## Short answer

- **TheGuarantors sells deposit cover as part of a lease guarantee.** Deposit Coverage, a surety bond, is an option on its Lease Guarantee, which also covers unpaid rent.
- **Two vendors match that shape.** Greenlight Rent (Rhino) and Leap both sell a guarantor product and a deposit product.
- **If you only need the deposit solved, the field is wider.** Jetty, SureDeposit and Deposit Choice sell bonds on their own; LeaseLock and LeaseGuard sell insurance; Obligo, Qira and Beagle insure nothing.

[TheGuarantors](/vendors/theguarantors/) is best known for its lease guarantee, and its deposit product comes with it. Deposit Coverage, a surety bond that covers certain damage, utilities, legal fees and late fees, is an option on the Lease Guarantee. Rent Coverage, the other part, covers unpaid rent.

So the first question for anyone weighing alternatives is whether you also need the guarantee. This page sorts the other vendors in the [security deposit alternatives category](/property-management-software/security-deposit-alternatives/) by that question, then by how each replaces the deposit.

## How does TheGuarantors work?

Renters usually pay, and the landlord may pay for them. Deposit Coverage is a one-time fee that lasts the tenancy while the renter stays in the same home. TheGuarantors says the lease guarantee averages one month’s rent and publishes no Deposit Coverage price.

Its [legal page](https://www.theguarantors.com/legal-regulatory) lists six carriers behind the bonds, including The Hanover and Arch. It connects to Yardi and Entrata, and the renter stays responsible for damage or missing rent after a claim.

TheGuarantors serves multifamily, single-family and build-to-rent operators, student housing and independent landlords. Its homepage cites more than 4 million units enrolled.

## Why do managers look past TheGuarantors?

1. **They only want the deposit solved.** Deposit Coverage is presented as an option on the Lease Guarantee, so a manager who has no guarantor problem may be buying more than it needs.
2. **The PMS.** TheGuarantors names Yardi and Entrata. A manager on AppFolio, Buildium, Rent Manager or Rentvine needs a vendor that names that system.
3. **The claims terms.** TheGuarantors takes claims online and states no payout time or Deposit Coverage limit. Some alternatives publish one or both.
4. **The paper.** A California disclosure in its footer calls the bonds surplus lines products. An owner who wants an admitted carrier should ask, or compare a vendor that names its carrier’s status.

## Which alternatives also sell a guarantee?

Two vendors match TheGuarantors’ shape, a guarantor product and a deposit product from one company.

- **[Rhino](/vendors/rhino/)**, now sold as Greenlight Rent, sells Greenlight Guarantee for thin-credit, student and international renters, and Greenlight Deposit, which it describes as insurance. It advertises a four-day claims process and names no PMS. [Rhino against TheGuarantors](/property-management-software/security-deposit-alternatives/rhino-vs-theguarantors/) compares the two.
- **[Leap](/vendors/leap/)** sells rent guaranty coverage beside a deposit replacement billed as a monthly fee with rent. It names Entrata and Rent Manager. Its operator guide sets a 620 credit floor and says claims pay only after you regain possession.

## Which alternatives sell a deposit bond on its own?

These sell the surety bond without a guarantee. The surety pays your claim and then collects from the resident.

- **[Jetty](/vendors/jetty/)** sells Jetty Deposit on State National paper, from $7 a month for $1,000 of protection. Everyone you approve qualifies. [Jetty against TheGuarantors](/property-management-software/security-deposit-alternatives/jetty-vs-theguarantors/) compares the two bonds.
- **[SureDeposit](/vendors/suredeposit/)** is issued by American Bankers Insurance Company of Florida, an Assurant company. The resident pays once for the residency at that community.
- **[Deposit Choice](/ai-shortlist-index/security-deposit-alternatives/deposit-choice/)** sells surety bonds at participating multifamily communities, underwritten by national insurers it does not name.
- **[RealPage](/vendors/realpage-insurance-solutions/)** sells a DepositIQ surety bond that shares data with OneSite, according to its [deposit alternatives page](https://www.realpage.com/resident-services/security-deposit-alternatives/).

## Which alternatives are insurance?

- **[LeaseLock](/vendors/leaselock/)** sells Zero Deposit lease insurance. It says every applicant you approve qualifies and that there is no subrogation, so it does not collect from the resident after it pays you.
- **[LeaseGuard](/ai-shortlist-index/security-deposit-alternatives/leaseguard/)** sells DepositPro, which it describes as an A-rated insurance policy with up to twice the monthly rent in coverage, for its partners only.

## Which alternatives are not coverage at all?

- **[Obligo](/vendors/obligo/)** keeps a billing authorization on the resident’s payment method, backed by bank letters of credit. It pays by ACH at move-out with no claims step, up to the deposit amount, and names Yardi, RealPage, Entrata, AppFolio, Buildium and MRI.
- **[Qira](/vendors/qira/)** holds cash deposits in FDIC-insured accounts in the property’s name and offers zero-deposit and installment options. It names Yardi, RealPage, Rent Manager and ResMan.
- **[Beagle](/vendors/beagle/)** offers a non-refundable monthly option with a limit from $500 to $6,000, and names Yardi, Rent Manager and Rentvine.
- **[ePremium Insurance](/vendors/epremium/)** sells eDeposit, a protection certificate that requires an ePremium renters insurance policy.

## How do you choose an alternative to TheGuarantors?

Start with the guarantee. If your applicants need a guarantor, compare Greenlight and Leap with TheGuarantors on the guarantee terms first. If they do not, pick the deposit instrument: a bond, insurance, or a platform that insures nothing.

Then filter by PMS with the table above or the [Rent Manager](/property-management-software/integrations/rent-manager/) and [AppFolio](/property-management-software/integrations/appfolio/) integration pages. In the demo, ask each vendor:

1. Can we buy the deposit product without a guarantee, and what does each cost?
2. Which carrier or surety is on the resident’s document, and is it admitted in our states?
3. Does the resident owe you after a claim, and who collects it?
4. What is the coverage limit, and how long does a claim take to pay?
5. Can you show enrollment and a move-out claim posting in our PMS?

The [Rhino alternatives page](/property-management-software/security-deposit-alternatives/rhino-alternatives/) and the [Obligo alternatives page](/property-management-software/security-deposit-alternatives/obligo-alternatives/) sort the same field from those vendors’ sides. Managers of houses can start with [deposit alternatives for single-family rentals](/property-management-software/security-deposit-alternatives/for-single-family-rental/), and small landlords with [deposit alternatives for small multifamily](/property-management-software/security-deposit-alternatives/for-small-multifamily/).

Qira, Leap and Beagle name Rent Manager in our vendor database. TheGuarantors names Yardi and Entrata only.

### Which alternatives work for single-family rentals?

### Is TheGuarantors' Deposit Coverage a surety bond?

Yes. TheGuarantors calls its lease guarantee and deposit replacement surety bonds and lists six carriers behind them, including The Hanover and Arch. The renter stays responsible for damage or missing rent after a claim.
