PointCentral is the smart home platform build-to-rent and single-family operators tend to meet first, because it was built for scattered doors as much as for apartment buildings. It is Alarm.com’s smart-property platform, it runs on a cellular hub rather than the property’s Wi-Fi, and our database tags it for single-family rental and institutional multifamily. Operators look past it for a handful of reasons: they want a different connectivity model at a dense community, a lock they already standardized on, a price they can see before a proposal, or a vendor that handles the doors, the devices and the internet as one contract. This page covers those reasons, the other vendors in the [smart home for multifamily category](/property-management-software/smart-home-for-multifamily/), and how to narrow them to a demo.

## Why buyers look past PointCentral

Start with what PointCentral does well. It has one of the longer PMS lists in the category. The database records Yardi, RealPage, ResMan, AppFolio and Entrata, and its homepage adds Rent Manager among the 30 or more integrations it claims. That matters more here than in most categories, because move-in and move-out automation, the code change and the vacant-unit setback, runs off the PMS. A cellular hub also means no managed Wi-Fi network to build at an older community, and the research records a smart water shutoff valve alongside the leak sensors, which most vendors here do not mention. For an operator running houses and apartments under one dashboard, few vendors in the category cover both.

The objections are mostly about what we could not find. Our research for this category reached vendor pages and one sponsored trade article, not operator forums, so we have no first-hand complaints about PointCentral to report. What follows are the category’s open questions as they apply to it.

Pricing is not published. Ask for the per-unit hardware figure, the monthly software figure, the cellular line, the installation cost and the contract term, and who owns the hardware when the contract ends.

Offline behavior is not stated. A cellular hub removes the Wi-Fi dependency, but no page we fetched from any vendor says what a lock does when its link is down. Get that answer in writing.

Lock brand is not recorded. The research does not say which locks PointCentral supports. If you already run one brand across a portfolio, ask whether it carries over and what changing brands later costs.

The resident app is Alarm.com’s, per the research. If a branded resident app matters to you, Rently describes one.

## The alternatives, by what you want instead

The table above carries each vendor’s facts from the database. They fall into four groups.

### If you want the other default platform

[SmartRent](/vendors/smartrent/) is the other platform institutional operators name first in our research: hubs, locks, common-area access and self-guided tours, with 890,000 units across 3,700 communities per its year-end 2025 results. Its hubs run on the property’s managed Wi-Fi with cellular backup, which is the main design difference. The database lists Yardi, RealPage, Entrata and ResMan. The [SmartRent and PointCentral comparison](/property-management-software/multifamily-access-control/smartrent-vs-pointcentral/) covers the pair in detail.

### If you want no managed network, with different hardware

[iApartments](/vendors/iapartments/) builds a cellular LTE CAT M1 hub into the thermostat, needs no managed Wi-Fi, and pairs with brand-agnostic smart locks, leak and humidity sensors, lighting and self-guided tours. Pricing is proposal-based and the database names no PMS integration, so ask. [Quext](/vendors/quext/) uses a hubless LoRaWAN thermostat with leak detection, NFC locks, lighting and intercom, and sells managed Wi-Fi as part of the platform. It absorbed Homebase, names three modular plans without figures, and lists Yardi, RealPage, Entrata, AppFolio, MRI and ResMan. [Rently Smart Home](/vendors/rently/) is a Z-Wave hub with an integrated thermostat, its own Smart Bolt Elite lock, leak sensors and smoke and CO detectors, with a branded resident app. It is tagged for single-family, multifamily and student housing, which makes it the closest match to PointCentral’s mixed footprint, and it lists Yardi, RealPage, Entrata, Rent Manager and ResMan.

### If the project is new construction or a full retrofit

[Brilliant](/vendors/brilliant/) puts an in-wall touchscreen panel in each apartment as the control surface for locks, thermostats, leak detectors, lighting, intercom and shades, and reports more than 100,000 homes. It names no PMS. [Ambient](/vendors/ambient/), formerly Dwelo and Level M, covers smart access from the building entry to the unit, in-unit automation and building intelligence such as leak alerts, for new construction and retrofits. The database lists RealPage, Yardi, Entrata and ResMan and tags it for institutional multifamily and single-family rental; pricing is not published and is tailored to each project, so ask.

### If the real problem is the doors

[Brivo](/vendors/brivo/) is cloud access control with a Multifamily Edition, listing Yardi, RealPage, Rent Manager and Entrata. It is not a thermostat-and-sensor platform. If what you wanted from PointCentral was locks and common-area access, the [multifamily access control guide](/property-management-software/multifamily-access-control/) is the better starting point.

## How to shortlist

Start with the building. A garden community from the 1990s without conduit to every unit is a cellular or LoRaWAN job, which points at iApartments, Quext or Rently. A new build with managed Wi-Fi in the plans opens up SmartRent, Brilliant and Ambient. A portfolio that mixes houses and apartments narrows to the vendors tagged for both, which in the database is PointCentral, SmartRent, Rently and Ambient. Then check your PMS on the [Yardi](/property-management-software/integrations/yardi/), [RealPage](/property-management-software/integrations/realpage/) and [Entrata](/property-management-software/integrations/entrata/) integration pages.

In the demo, ask each vendor the same five questions:

1. What does the lock do when the hub loses its connection, and what does a locked-out resident do at 2 a.m.?
2. Can we keep our current lock brand, and what does switching brands cost in five years without replacing the hub?
3. Show a move-out in our PMS triggering a code change and a vacant-unit thermostat setback with nobody on site.
4. Does a leak alert become a work order in our PMS, and can a valve close the water without a technician?
5. What is the per-unit hardware, software, network and installation cost, and what rent premium have you seen at a community like ours, by unit type?

## What the Index shows

The table at the foot of this page carries the current Index figures for PointCentral and each alternative, and the edition includes a prompt that asks for a PointCentral alternative across a build-to-rent portfolio. Our reading is that ChatGPT treats SmartRent as the default and answers the PointCentral question with the other hub-and-thermostat platforms rather than the access control vendors. The [side-by-side vendor list](/property-management-software/smart-home-for-multifamily/vendors/) has every row in one place.

If you sell smart home hardware to operators and want to be in that answer, read [how we work on AI visibility with proptech vendors](/ai-visibility-for-proptech-companies/). If SmartRent is now the front-runner, the [SmartRent alternatives page](/property-management-software/multifamily-access-control/smartrent-alternatives/) runs the same exercise from its side.
