Anchor Utility is a San Diego multifamily utility company that was Banyan Utility until recently, and the old multifamilyutility.com address now redirects to it. The offer has two halves. On the resident side it sells submetering, covering billing, installation and maintenance, RUBS for what cannot be metered, and vacant cost recovery. On the owner side it sells utility expense management: benchmarking, invoice auditing and rate analysis. Its homepage says it serves 48 states and has made the Inc. 5000 six times. ## Who it fits

The database tags institutional multifamily and nothing else. The homepage pitch, recover more, protect against loss and increase your NOI, is written for an owner or asset manager rather than a site team, and the two-sided product only pays off when there are enough units to submeter and enough invoices to audit. The buyer is a multifamily operator with a portfolio across several states who wants one vendor for the meters, the resident bills and the utility invoices, and who is not on RealPage or does not want RealPage’s own stack.

It fits less well for a small multifamily owner, who is not tagged, and it does not fit a single-family manager. A student housing operator, also not tagged, should ask whether the billing handles a unit with several leases before assuming it does.

## Pricing

Pricing is not published. Ask for the meter and installation cost per unit and the monthly read and billing fee per unit on the submetering side. Ask the per-unit fee for RUBS where no meter exists. Ask how vacant cost recovery is calculated and charged, and whether the resident is charged usage, a penalty, or both. On the expense side, ask whether invoice auditing is priced per invoice, per property or as a share of what it recovers, and what the rate analysis has found for comparable properties in the vendor’s own numbers. Ask for the contract term and who owns the meters at the end.

## Integrations

The record names no PMS. Ask which systems the billing has been run against, whether resident charges post to the ledger through a connector or arrive as a file, and who imports the file. Ask how move-ins and move-outs reach Anchor and how a mid-month move is prorated. For the expense side, ask how utility invoices reach Anchor, whether by mail intake, portal or electronic feed, and how an approved invoice gets back into your accounts payable. Two products with two data flows need two answers.

## Limitations and questions to ask

Start with the name. Ask when Banyan Utility became Anchor Utility, whether ownership changed with it, and whether an existing Banyan contract carries the same terms, since a manager who was quoted under the old name is looking at the same company and should not pay for a new one. On submetering, ask the service response for a failed meter and what a resident is billed during an outage. On RUBS, ask which formula Anchor recommends for your building and who monitors city and state rules where you operate. On vacant cost recovery, ask how Anchor identifies a resident who has not transferred service, how the charge is described on the statement, and how a dispute is handled. On expense management, ask what benchmarking compares you against and how many properties are in the set, what the invoice audit has recovered for comparable owners, and whether rate analysis produces a recommendation you can act on or a report you file. Ask what the site team sees and what corporate sees.
