Anyone Home is an Inhabit-owned leasing CRM and contact center that pairs an AI leasing assistant with human agents to answer prospects by phone, chat, SMS and email, schedule tours and follow up. Its site calls the model Hybrid Intelligence and sells the pieces as Anyone Home CRM, AI Leasing Assistant and AI Reporting Assistant. In the [category guide to AI leasing assistants](/property-management-software/ai-leasing-assistants/), Anyone Home sits with the CRM-native vendors, and it is the only one of the seven where a person is part of the product rather than the escalation path.

## Who it fits

The database tags institutional multifamily only. Anyone Home’s site names NMHC Top 50 owners and operators as its customers, which places the buyer at the top of the market. Its homepage describes the problem as managing inquiries across more channels than ever before, and its answer is a CRM that takes every channel plus a contact center staffed to catch what the AI hands off.

The fit is an operator that wants to outsource the leasing phone as well as automate it. If the after-hours problem is that nobody is there rather than that nobody is fast, the human agents are the reason to demo Anyone Home before a pure agent. It is a CRM, so buying the assistant means buying the CRM, and an operator that likes its current CRM and only wants an agent on top should read the standalone profiles instead.

## Pricing

Pricing is not published. Because the product has three parts, ask for three lines: the CRM, the AI assistant and the human contact center, with the per-unit rate and the monthly minimum for each. Ask how the contact center is priced, per call, per minute or per unit, and whether after-hours and weekend coverage cost more. Ask the contract term. Then price it at your unit count and at the count after next year’s acquisitions, and price the switch from your current CRM on top.

## Integrations

The database lists Yardi, RealPage, Entrata, ResMan and MRI, sourced from Anyone Home’s integrations page, which also names ManageAmerica. The same page lists lead-management systems it works with: Funnel, Lead2Lease, ILoveLeasing, Onsite CRM and MaxLeases. That second list matters because it means Anyone Home’s contact center can sit on top of another vendor’s CRM, and Funnel’s own integrations page lists Anyone Home in return. Five of the ten systems we track puts Anyone Home level with Respage and BetterBot for breadth, and the MRI entry reaches operators that only Respage otherwise lists. ## Limitations and questions to ask

Start with the split. Ask what the AI handles on its own, what goes to a human agent, and what triggers the transfer. Ask where the human agents are, what hours they cover, how many properties each carries, and how they are trained on your communities and your pricing.

Then handoff, twice. There is the transfer from AI to Anyone Home’s agent and the transfer from Anyone Home’s agent to your onsite team. Ask who owns the thread at each step, whether the AI resumes when a human goes quiet, and what the prospect sees when the voice changes.

Then pricing and availability. Ask how often the CRM pulls units and prices from each PMS and what a human agent quotes between pulls, because a person reading a stale screen quotes a stale price as readily as a bot does.

Then fair housing. Bring an accessibility question, an assistance-animal request phrased as a pet question, and a source-of-income question, and ask to see both the AI and a human agent handle each. Ask what the contract says about indemnity for the human agents’ answers as well as the AI’s.

Then the record. Ask whether every conversation, including the phone calls the contact center takes, writes to the guest card in the CRM and through to the PMS, and what you keep if you leave.
