AppWork is maintenance management software for multifamily operators, with offices in Ramsey, New Jersey and St. Petersburg, Florida. It covers the in-house maintenance team’s whole day: work order tracking, a make-ready board for turns, inspections, preventative maintenance, technician management, inventory, purchase orders, asset tracking and call management. On the compliance side it adds incident reports, refrigerant logs and an AB 2801 module for California’s move-in and move-out photo rules. It also runs a coin-and-leaderboard program for technicians. In March 2026 it raised $7 million led by Resolve Growth Partners, following a $13 million Series A in 2025. In the [maintenance and vendor network guide](/property-management-software/maintenance-vendor-network-software/) it belongs with the tools for operators who employ their own technicians, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

## Who it fits

The database tags institutional multifamily, and the funding release says its customers include NMHC Top 50 operators as well as mid-market owners and managers. The buyer is a regional or national apartment operator with on-site maintenance supervisors and technicians at every property, a make-ready schedule that drives leasing, and a corporate team that wants the same numbers from every site. The technician program, with ratings, coins and awards, is aimed at keeping technicians engaged and staying.

It does not fit a single-family manager who dispatches outside vendors to scattered houses. AppWork is built around a team on site. If you have no technicians, you need a vendor network or a coordination service instead.

## Pricing

AppWork describes its pricing model without the numbers: one monthly fee per unit that covers everything, and 10 percent off the total subscription for paying annually. The figures are a quote.

Ask for the per-unit rate at your unit count, and whether it changes by property size. A 400-unit community and a 90-unit one can have the same maintenance team and very different software bills. Ask whether every module on the list is in the one fee, including AB 2801, the analytics layer and the technician program. The page says there are no setup fees, on-site training and implementation are free, and agreements are annual but can be cancelled with 30 days’ notice. Get those terms in the contract, and ask whether cancelling early forfeits the annual discount. Ask how a property that sells mid-contract comes off the bill.

## Integrations

The database lists seven PMS integrations: Yardi, RealPage, Entrata, AppFolio, MRI, ResMan and Rent Manager. The integrations page also lists Engrain for site maps, Okta and Microsoft Entra for sign-in, BCompliant for compliance, and data partners including Propexo, which syncs property data into an operator’s own data warehouse.

Every one of those PMS platforms ships its own work order screen, and most operators already have residents submitting requests through the PMS portal. So ask which system owns the work order. Does a resident request in the PMS create the AppWork ticket, and does closing it in AppWork close it in the PMS with the notes and photos? Does the make-ready board read move-out and move-in dates from the PMS automatically? Ask the vendor to show one work order and one turn moving through your own PMS, not a demo tenant.

## Limitations and questions to ask

Technician adoption is the first question. Ask what the app looks like for a technician with gloves on, whether it works offline in a basement, and how long a new hire takes to learn it.

Ask how the make-ready board handles a turn that slips. Who gets alerted, and does leasing see the new ready date?

Ask about inventory. Can a technician pull a part against a work order from the truck, and does that feed purchasing?

Ask about the technician program. Coins and leaderboards can motivate or annoy, depending on the team. Ask for a reference at an operator your size and talk to a maintenance supervisor there, not only the corporate buyer.

## Alternatives

The [list of maintenance vendors](/property-management-software/maintenance-vendor-network-software/vendors/) compares each vendor’s facts. The closest matches are [HappyCo](/vendors/happyco/), which covers inspections, work orders and centralized maintenance for institutional multifamily, and [Leonardo247](/vendors/leonardo247/), an operations, preventive maintenance and turns platform. The two are compared on the [HappyCo versus Leonardo247 page](/property-management-software/maintenance-vendor-network-software/happyco-vs-leonardo247/). An operator that dispatches outside vendors more than its own staff should read the [Property Meld profile](/vendors/property-meld/).
