Assurant is an insurer that writes its own renters products and sells two programs to property managers. Cover360 handles enrollment and tracking. As soon as a resident signs a lease, Assurant texts or emails a link to a portal where the resident buys an Assurant policy paid with the monthly rent, or uploads proof of a third-party policy. Assurant then monitors every tracked policy, sends notices when a resident falls out of compliance, and can issue a liability-only policy on the property’s behalf. Cover360 Plus includes coverage at lease signing. Renters Preferred lets residents choose between a full renters policy and a liability-only policy that meets the move-in requirement. In the [renters insurance programs category](/property-management-software/renters-insurance-programs/) Assurant both underwrites the policies and runs the tracking, so the insurer and the compliance vendor are the same company.

## Who it fits

Our database tags institutional multifamily. Assurant’s property manager page says it covers more than 3 million units, is available in all 50 states, and that three of the five top PMCs choose it; its testimonials come from large multifamily operators. The buyer is an operator who wants the insurer and the tracking in one contract, and who cares about claims handling as much as compliance rates. Because Assurant underwrites its own products, it says it can write custom coverages for a portfolio, such as flood, pet damage, bed bugs and food spoilage.

It fits less well for a small landlord or a single-family manager, whom the property manager pages do not address. A manager who wants a waiver or a pure tenant legal liability backstop, without a resident policy at the front, should compare against the compliance-first vendors.

## Pricing

The record says resident-paid premiums, payable with the monthly rent under Cover360, with rates and property-side terms not published. Paying with rent is the program’s main lever. Assurant cites its own study that renters are more likely to buy when the premium is bundled with rent. The property pays nothing visible, but ask anyway. Ask what the property earns per policy, since the Renters Preferred page talks about ancillary revenue per unit. Ask what the resident pays at your required liability limit, and what the liability-only policy costs when Assurant issues it for a non-compliant resident. Ask who is billed for that policy and how the charge reaches the resident ledger.

## Integrations

The record carries no PMS integration, and Assurant’s property manager pages name none. A 2019 announcement reported by Insurance Innovation Reporter said Assurant’s renters insurance was integrated with Entrata as of May 2019; we have not confirmed it is current. The pay-with-rent model depends on the premium reaching the rent ledger, so this is the first thing to test. Ask which PMS platforms Cover360 posts premiums into, whether the Entrata connection still runs, and how a move-out or transfer ends the premium. If you run RealPage or Yardi, ask how Assurant’s tracking coexists with the PMS vendor’s own insurance program.

## Limitations and questions to ask

Ask what “liability-only policy on your behalf” means in detail: who the insured is, what limit, what deductible, and whether it covers anything for the resident. Ask how residents are told the difference between that policy and a renters policy with contents coverage. Renters Preferred lets you set a minimum liability requirement between $50,000 and $300,000; ask what the premiums are at each end of that range. Ask how fast a third-party policy is verified after upload and how cancellations are detected. Ask for claims turnaround figures and who at Assurant your staff call when a resident causes a fire.

## Alternatives

Every vendor appears with the same facts on the [category vendor list](/property-management-software/renters-insurance-programs/vendors/). For RealPage operators, [RealPage Insurance Solutions](/vendors/realpage-insurance-solutions/) is the native program with its own master policy and certificate tracking. On Yardi, [ResidentShield](/vendors/residentshield/) is sold inside RentCafe. [Jetty](/vendors/jetty/) is another resident-paid policy sold through property partners, with published starting pricing. For a broader read across the field, the [alternatives comparison for renters insurance programs](/property-management-software/renters-insurance-programs/jetty-alternatives/) covers each vendor.
