EZ Repair Hotline is a live, US-based maintenance call center that works inside the property manager’s property management software. Residents call, a person answers, and the request lands in the system the manager already uses. It is the simplest product in the [maintenance and vendor network category](/property-management-software/maintenance-vendor-network-software/), and that is its argument. Some managers want the phone answered and nothing else changed. The company also goes by EZ Repairs, and our research notes mention an AI assistant it calls Rosey.

## Who it fits

The database tags single-family rental and small multifamily. The buyer is the manager in the threads with 20 to 30 units who is still figuring out a protocol for after-hours emergency calls, and the manager just over 100 units who wants a reliable, scalable system for maintenance calls, emails, and texts. Neither has a coordinator. Both are answering the phone themselves.

It fits less well once the problem is coordination rather than intake. A call center takes the request. Who dispatches, who chases the vendor, who reviews the invoice, and who tells the resident what is happening are separate questions, and a manager whose pain lives there should look at [Latchel](/vendors/latchel/) for the outsourced desk or [Property Meld](/vendors/property-meld/) for the software.

## Pricing

Pricing is not in our database, which means it is not published in a form we could verify. Ask for the per-door or per-call figure and the minimum. Ask whether after-hours calls are priced differently from daytime calls, and whether a call that turns out to be a false emergency is billed the same as a real one. Ask about the contract term.

## Integrations

The database lists Rentvine, AppFolio, Buildium, and Propertyware, sourced from the company’s own site. Our research notes add Property Meld, which would let EZ Repair Hotline serve as the intake layer for a manager who keeps Meld for coordination. Each of those PMS platforms has a native maintenance screen, and Buildium sells its own contact center product, so ask what “works inside your PMS” means in practice: whether the agent creates the work order directly in your system, what fields they fill, and whether the resident’s call notes travel with it. The [Buildium integrations page](/property-management-software/integrations/buildium/) and the [Propertyware integrations page](/property-management-software/integrations/propertyware/) list the other vendors on each platform.

## Limitations and questions to ask

Ask what the agent does with the request after logging it. If the answer is “sends it to you,” the after-hours burden has moved from the phone to the inbox, which may be fine at 30 doors and not at 300.

Ask how the agent decides what is an emergency and whether the script can be edited to match your lease’s definition. Managers in the research ask whether the lease should define an emergency; a call center that follows your definition is worth more than one that follows its own.

Ask about vendor dispatch. Whether the hotline dispatches at all, to whose vendors, and whether it holds vendor COI and contact records or reads them from your PMS. Ask about the AI assistant, what it handles without a person, and how a resident reaches a person when it fails.

## Alternatives

Every alternatives page in the category lists EZ Repair Hotline as an option; the [alternatives to Latchel](/property-management-software/maintenance-vendor-network-software/latchel-alternatives/) page is the closest match, since a manager pricing a Latchel demo often wants to know what the cheaper phone-only version costs. [Vendoroo](/vendors/vendoroo/) is the software-only route to the same after-hours relief, with AI doing the triage.

## AI visibility

In the one ChatGPT run recorded for this category in the 2026-09 edition, ChatGPT did not name EZ Repair Hotline; it named Property Meld and Latchel on a prompt about a 300-door company. The [EZ Repair Hotline row on the AI Shortlist Index](/ai-shortlist-index/maintenance-vendor-network-software/ez-repair-hotline/) will show the first prompt it appears on. We expect the call-center prompts in the library, which ask about after-hours answering for small portfolios, to be where it surfaces first, if it does. Vendors absent from the answer can read [how we work with proptech companies on AI visibility](/ai-visibility-for-proptech-companies/).

EZ Repair Hotline is one of the vendors listed on the [alternatives to Property Meld](/property-management-software/maintenance-vendor-network-software/property-meld-alternatives/) page, where the coordination-software and call-center options sit side by side.
