Facilio is a connected CMMS that describes itself as having AI built inside. Its service request product takes tenant requests through a web and mobile portal, email-to-ticket, QR codes on assets and WhatsApp through a helpdesk agent called Mira, then runs work orders, preventive maintenance, inspections, vendor management, field service, inventory, energy monitoring and refrigeration compliance behind them. A set of agents it calls the Atom Assistant Suite handles service requests, reporting and invoice verification. In the [guide to facilities software for commercial property managers](/property-management-software/facilities-management-cre/), Facilio is the CRE-native challenger that has written the most about the landlord’s actual problem, which is what happens to a request after the tenant sends it.

## Who it fits

The database tags commercial facilities. Facilio’s site says it sells to commercial real estate portfolios and to FM service providers, and lists retail, healthcare, education and corporate alongside. The buyer it writes for is the engineering or operations team at an office portfolio that runs MRI or a similar system and has never had a tenant portal it liked.

Facilio’s own guide to tenant service requests is the sharpest description of that buyer in our research. It quotes clients on requests lost in a maze of emails and disparate systems, on secondary billing done by hand as an absolute nightmare, and on delays in work order execution, chaotic secondary billing and tenant frustration that undermines retention. It says most legacy systems like MRI do not offer a native portal and force a third-party product, and names Hydra and Nexus Payables as systems a request has to bridge. If that paragraph describes your building, Facilio wrote it for you. If your tenants never get billed back, the pitch matters less.

## Pricing

Pricing is not published on any page we fetched. Ask for the unit of pricing, the rate, the minimum, whether tenant and contractor logins are counted, whether the Atom agents and the WhatsApp channel cost extra, and the contract term. Its case studies claim an 80 percent reduction in daily manual data entry and 90 percent SLA adherence; ask which customer, which portfolio size, and what the baseline was.

## Integrations

The database records no named integration. Facilio’s pages name no PMS, though its guide names MRI, Hydra and Nexus Payables as the systems a tenant request has to travel through, which tells you it has thought about the problem without telling you what it has built. Ask which lease accounting systems it syncs with today, which direction properties and tenants move, and whether a chargeback posts as a receivable or leaves as a file. Ask for the customer reference on your PMS.

## Limitations and questions to ask

Start with the chargeback. Bring a closed work order with two hours of engineer time and parts and ask to see the tenant invoice at the lease rate, then where it lands in your accounting system. This is the workflow Facilio’s own guide calls a nightmare when done by hand, so it should be able to do it on screen.

Then intake. Ask what happens to the tenant who phones the front desk, since email, QR and WhatsApp cover the tenants who already use them. Ask how Mira decides what it can close and what it escalates.

Then the agents. Ask what invoice verification checks, what it rejects, and who signs off. Ask what the reporting agent can answer that the dashboard cannot.

Then refrigeration and energy. Both are on the feature list. Ask whether they are priced separately and whether a pure office portfolio needs them.

## Alternatives
