Website

Fiix is a cloud CMMS owned by Rockwell Automation. Maintenance teams use it for work orders, preventive maintenance, asset records, parts and supplies inventory, and reporting, with a mobile app and an AI assistant called Fiix MAX. The homepage says more than 4,500 maintenance teams use it and leads with four industries: manufacturing, oil and gas, heavy equipment, and food and beverage. The full industry page adds facilities management, including education, healthcare, data centers and warehouse facilities. The customer logos are Lincoln, Magna, Daikin, Ocado, Liberty Oil and Liberty Tire, mostly industrial names. In the [CRE facilities management guide](/property-management-software/facilities-management-cre/) it belongs with the horizontal CMMS tools a building engineering team can adopt, and the facts panel below is rendered from our vendor database with a source and date on each entry.

## Who it fits

The record tags commercial facilities, since facilities management is one of Fiix’s named industries. The buyer in this category is a chief engineer or facilities manager who wants preventive maintenance schedules for HVAC, elevators, boilers and life-safety systems, asset histories, and a parts room that is tracked, and who would rather start on a free tier than a sales cycle. A campus or a single owner-occupied building with its own engineering staff is a natural fit.

It fits less well for a landlord whose main problem is tenants. The pages describe work requests but nothing about tenant portals by building, tenant billing for billable work, or lease accounting. The integrations page talks about plant floor systems and ERPs, not property management systems.

## Pricing

Fiix publishes per-user pricing. The Free plan is $0 with unlimited work requests and work orders, 25 active preventive maintenance schedules, the mobile app, asset management and inventory. Basic is $45 per user per month, with unlimited PMs, reports, resource scheduling and phone and email support. Professional is $75 per user per month, adding multi-site management, Fiix Foresight analytics, and purchasing and RFQs. Enterprise is custom, with custom workflows, an audit trail and single sign-on. A Lite license for operator access, which has to sit on a paid plan, and Fiix MAX, which needs Professional or Enterprise, are priced on request. The page says plans are month-to-month or annual with no setup or hardware fees.

A five-technician team on Professional pays $375 a month. Ask whether people who only submit requests need a paid seat, whether the listed prices change between monthly and annual billing, and what Fiix MAX costs.

## Integrations

The record names no PMS, and the integrations page names none. It describes operational technology connections (MES, DCS, SCADA, PLCs and sensors) and IT connections to ERPs, email and chat, with prebuilt packages on an app exchange. For a building team, ask whether a connector exists for the building automation system you run, how requests come in from tenants who will never have a Fiix login, and whether work order costs can be exported to Yardi or MRI for chargebacks.

## Limitations and questions to ask

Ask about the fit first. The homepage sells reductions in downtime and repair times, which are plant metrics. Ask how it handles a building’s version of the problem: tenant requests by suite, after-hours HVAC billing, and vendor COI tracking.

Ask about requesters. Ask how a tenant or occupant submits a request, whether by portal, email or QR code, and what they see afterward.

Ask about multi-site. Multi-site management starts at Professional, so a portfolio pays the higher rate for every technician.

Ask about the parent. Rockwell Automation is an industrial automation company. Ask where commercial buildings sit on the Fiix roadmap.

## Alternatives

The [CRE facilities management vendor list](/property-management-software/facilities-management-cre/vendors/) shows every vendor. [UpKeep](/vendors/upkeep/) is the closest match, a mobile-first CMMS with published per-user prices and an external request portal. [MaintainX](/vendors/maintainx/) also publishes pricing and lets tenants submit and track requests. [Limble](/vendors/limble/) lists facility management and property maintenance among its industries. The [Building Engines alternatives page](/property-management-software/facilities-management-cre/building-engines-alternatives/) compares the CRE-native options next to these.

## Is this your company?

Fiix has not published its property management system integrations on any page we could verify, so this profile turns those into questions for the buyer. If you work at Fiix, claim the profile and add them. Your answers appear as a labeled vendor-supplied section with your verification date; the sourced facts and the Index numbers stay as measured.
