Flamingo is a fully branded resident engagement app for multifamily, and the only multifamily vendor in the [community engagement category](/property-management-software/community-engagement-apps/) that publishes tier pricing. Its resident-app page lists a community social feed, an event calendar with RSVPs, a searchable resident guide, resident-to-resident messaging, amenity reservations, maintenance requests, surveys, automated review requests, a rewards and loyalty program, fitness streaming and a concierge marketplace, and it claims 400,000 or more units. The line that sums up the pitch is its own: real community and engagement means providing a way for residents to connect virtually, and residents can discover and RSVP for events, get reminders and earn rewards for attending. ## Who it fits

The database tags institutional multifamily. The product Flamingo describes is for an operator that wants one branded app across a portfolio with the feed and the events at the front and the operational features behind them, and that already runs one of the four property management systems it names. The rewards program and the automated review requests point at a marketing lead who is measured on renewals and online reviews, which is the buyer this category exists for.

An operator whose real need is to replace the PMS portal should read the [resident experience and amenities guide](/property-management-software/resident-experience-and-amenities/) first, because that is a different purchase judged on a different question. Flamingo’s page says the app integrates with existing resident portals, which suggests it expects to sit on top of one rather than replace it. Confirm that in the demo.

## Pricing

Flamingo publishes four tiers on its pricing page. The free tier is the Resident Event Marketplace. Engage starts from $300, Attract & Retain from $900, and Simplify & Automate from $1,500. The page does not state the billing unit, so the first question is whether those figures are per community per month, per unit, or something else, and what the asterisk on each figure means. The term is 12 months, then month-to-month. Flamingo also takes a revenue share on the concierge marketplace and on renters insurance, so ask what the share is, what the resident pays, and whether the property sees any of it.

For a buyer comparing against quote-based vendors, the published floor is useful even without the unit. Ask each competitor to price the same feature set at the same community count and put the answers side by side with Flamingo’s tiers.

## Integrations

The database lists Yardi, RealPage, Entrata and Rent Manager, sourced from the resident-app page. The same page names package systems and Dormakaba virtual keys, and says Flamingo can integrate with almost any system. Treat that last claim as an invitation to ask, not a fact. Ask which fields sync from the PMS, in which direction, whether a move-out closes the resident’s app account, and whether amenity reservations write to the same calendar the front desk uses. ## Limitations and questions to ask

Adoption is the first question. Four hundred thousand units is a footprint, and the number a buyer needs is the percentage of eligible residents opening the app at a community like theirs, in month one and month twelve. Ask for it.

Moderation is the second. Flamingo’s page describes a social feed and resident-to-resident messaging and says nothing about who moderates either. Ask who can remove a post, whether posts can be held for review, and what the office sees in resident-to-resident messages.

The rewards program is the third. Ask what residents earn for attending an event, who funds it, and whether the vendor has a measured renewal difference between residents who earn rewards and residents who do not. Ask the same about the automated review requests: which review sites, how the request is timed, and what happens when a resident is unhappy.

The billing unit and the revenue share are the fourth. Do not sign a 12-month term without the per-unit or per-community figure in writing and the concierge and insurance share alongside it.
