Flex is a flexible-rent platform. The resident pays Flex in two installments, and Flex pays the property in full on the due date through the PMS portal, a virtual debit card or a bank account. It is free to property managers and operators; the resident pays the fees. Its own site puts the program at more than 11.7 million units, more than 3,000 property managers, more than 3 million renters and more than $39 billion processed, which makes it the largest name in the flexible-rent cluster of the [rent payments category](/property-management-software/rent-payments/). Most vendors in the category collect rent. Flex changes when the resident pays it.

## Who it fits

The database tags institutional multifamily, small multifamily and student housing. The buyer is an operator whose problem is late rent rather than collection. Flex’s own properties page frames the case around eviction cost, which it puts at up to $10,000 before vacancy and re-leasing, and around setup, which it describes as about 30 minutes with no new workflows and no technical lift. The Multifamily Dive report on flexible rent quotes Melanie Gersper of ACRE on a Houston property where 80 residents split rent and delinquencies and evictions came to zero, which is the outcome the buyer is hoping to repeat.

It fits less well for an independent landlord with no resident portal that Flex connects to, who should look at [PayRent](/vendors/payrent/), and for an operator that wants to control what the resident is charged, because Flex sets the resident fees.

## Pricing

Flex is free to property managers and operators. The resident pays a $5.99 monthly membership, a 0.5 percent processing fee, an additional 2.5 percent surcharge on credit-card payments and a split fee of up to 3 percent, with no late fees. Those figures are on Flex’s homepage. Ask Flex to state the resident’s total monthly cost at your average rent as a dollar figure and as an annualized rate, because the resident will do that math and the answer determines whether the program reads as an amenity or a charge.

## Integrations

The database lists Yardi, RealPage, AppFolio, Entrata, MRI, Rent Manager and ResMan, sourced from Flex’s properties page. The research notes add Aptexx as a named integrated portal partner, so a resident paying through an [Aptexx](/vendors/aptexx/) portal can use Flex. Buildium, Propertyware and Rentvine are not listed, so a manager on one of those should ask. The PMS portal remains where the resident starts; Flex sits on top of it as a payment method, and the property’s ledger still lives in the PMS. ## Limitations and questions to ask

The resident fee stack is the first question. Membership, processing, card surcharge and split fee are four separate lines, and the research records that Multifamily Dive counted 43 pages of Better Business Bureau complaints about Flex in January 2023. Ask to see the fee disclosure the resident sees, screen by screen, and ask what the leasing office is expected to say when a resident complains about it.

Risk is the second. Ask who carries the loss if the resident does not pay the second installment, whether the property is ever asked to return funds, and how a Flex payment made by virtual debit card is treated by your PMS’s own card fee schedule.

Reporting is the third. Ask how a Flex payment appears on the resident ledger, whether it is distinguishable from a direct payment, and what the property sees when a resident leaves the program.

## Alternatives

[Livble](/vendors/livble/) is the closest alternative, with up to four installments timed to payroll and loans originated by Lead Bank.
