HOA Central is the HOA-specific sister brand of Condo Control, the Toronto company founded in 2008 that sells community management software to condos and co-ops. Its about page says it was built specifically for HOAs, and its homepage covers accounting and financial management with managed accounting services, dues and online payments, rule violations and enforcement, architectural review requests, resident portals and a mobile app, announcements, voting and forums, document management, visitor management, parking permits, maintenance requests and amenities. The pitch is written for a board drowning in paper: say goodbye to messy paper piles and bulky file cabinets, and reduce your dependence on fragmented workflows. A note on the numbers. HOA Central’s site cites 3.5 million or more users, 50 or more staff and 18 or more years. Those are Condo Control’s figures, carried across from the parent, and they describe the combined company rather than HOA Central’s own HOA customer base. Ask how many HOAs, as opposed to condos, run on it.

## Who it fits

The database tags HOA communities, and the research tags self-managed HOAs and HOA management companies, both. The self-managed board is the more obvious buyer. It gets one login for dues, violations, architectural requests, documents and voting, and can add managed accounting if nobody on the board wants to keep the books. A small management company gets the same set across a handful of associations.

A condo or co-op board should look at Condo Control itself, since that is the product the company built first and the one its published tiers describe. ## Pricing

Pricing is not published. The homepage says we tailor prices for your community, across multiple plans, and gives no figures. Condo Control, the parent, publishes three plan names, Standard Living, Modern Living and Premium Living, tiered by unit band from 0 to 99 up to 500 or more, also without figures, and sells amenity booking, packages and its AI assistant as paid add-ons. Ask HOA Central whether its plans map to those tiers, what each costs at your unit count, which features are add-ons, and whether managed accounting is priced per association or per transaction. Ask about the contract term and the setup fee. Ask what an online dues payment costs the owner.

## Integrations

The database record carries no integration entry. The homepage shows three integration categories, accounting integration, payment processing integration and access management integration, and names no platform under any of them. So each is a demo question. For accounting, ask which general ledger it connects to if you keep your own, and in which direction the dues balance and the owner roster flow. For payments, ask which processor sits behind online dues, what it charges and who pays. For access management, ask which gate or visitor systems it has connected to at a community like yours. No property management system is named, and none is expected in this category, since the platform carries its own books.

## Limitations and questions to ask

Start with the HOA question. The product was built for HOAs by a company whose numbers describe condos and co-ops, so ask for references at HOAs of your size and for the count of HOA customers separate from the parent’s total.

Then the books. Ask how the general ledger handles a reserve fund alongside the operating account, how bank reconciliation works, whether the monthly financial package a board expects comes out of the product as is, and what managed accounting includes and excludes.

Then enforcement. Ask whether an inspection can be logged in the field, whether the notice templates are yours to edit, how an architectural request moves from submission to board vote, and what the audit trail shows when an owner disputes a fine.

Then the board. Ask what a board member can do from a phone without a manager: approve an invoice, cast a vote, read the financials. Ask what the forums allow between neighbors and who moderates them.

Then portability. Ask what happens to the documents, the violation history and the website if the association leaves.
