Affordable Housing

Website

HousingIntellect is compliance software for affordable housing that sits next to the property management system rather than replacing it. Its site describes four jobs: document collection, eligibility calculations, certification review and approval, and audit readiness, across LIHTC, HUD Multifamily, HOME, Rural Development, bond, PBV/RAD, Section 202/811 and layered programs. The company is in Atlanta, its parent is Altus Compliance LLC, and its founder, Dizzale Tanner, spent ten years as a compliance professional before building it. The about page says the product launches in 2026, so a buyer today is an early customer. In the [affordable housing compliance guide](/property-management-software/affordable-housing-compliance/) it belongs with the software layers an owner adds on top of the PMS, and the facts panel below comes from our vendor database with a source and date on each entry.

## Who it fits

The record tags affordable housing, and the site writes for four roles: compliance directors, property managers, asset managers and owners. The pricing tiers say more about size than the copy does. The Starter tier runs to 500 units and the Growth tier to 2,000, with custom pricing for larger portfolios, agencies and multi-organization setups. The natural buyer is a management company or owner with a few hundred to a couple of thousand affordable units, a PMS it does not want to leave, and a compliance team still reviewing certifications in spreadsheets and email.

It fits less well for an owner who wants the review done by someone else. HousingIntellect is software your staff works in. If you want a firm to review the files and send back findings, that is a service, and the category has several.

## Pricing

HousingIntellect publishes its pricing, which is rare in this category. Starter is $2.50 per unit per month for up to 500 units, with a $350 monthly minimum, so a portfolio of 140 units or fewer pays the minimum. Growth is $2.00 per unit per month from 501 to 2,000 units. Above that the price is custom. Implementation is $250 on Starter and $1,000 on Growth, and both are waived with annual prepay, which also takes a tenth off. When a portfolio crosses its tier’s unit cap, the account moves up a tier at the next monthly billing cycle.

At 300 units that is $750 a month before any discount. Every unit under active compliance management counts, occupied or vacant, while market-rate units in a mixed-income property do not. Starter covers one program per property, and layered support (LIHTC with HOME or bond, for example) starts at Growth, which begins at 501 units, so an owner with fewer units and layered deals should ask what plan and price apply. Ask whether a layered unit counts once no matter how many programs touch it. Ask what Scale and Enterprise customers have paid, so you know where the curve goes.

## Integrations

The record names no PMS, and the connect page names none either. It says HousingIntellect sits alongside the systems you already use and describes connection methods your IT policy can choose from, including CSV uploads, folder monitoring and email intake, with approved work coming back as a copy-ready status note for the PMS. That is honest, and it means the data moves by file on the published tiers. API access and custom integrations are listed only from the Scale tier up. Ask which exports from Yardi, RealPage, ResMan or MRI the import side has been tested against. Ask how a correction made in HousingIntellect reaches the certification of record in your PMS, and who keys it.

## Limitations and questions to ask

The first question is maturity. A product launching in 2026 has a short track record, so ask how many properties are live, which programs they run, and what happens to your data if the company changes hands. Ask for a reference on a layered LIHTC and HUD property.

The second is the calculation engine. Ask how HOTMA income and asset rules are handled, who updates the rules when HUD or a state agency changes them, and how fast. Ask whether the eligibility math can be overridden and whether the override is logged.

The third is the audit. The fear behind every purchase in this category is an 8823 finding and the recapture that can follow, so ask to see a file exactly as a state monitor would receive it, and ask where documents are stored and for how long.

## Alternatives

The [affordable housing compliance vendor list](/property-management-software/affordable-housing-compliance/vendors/) sets every vendor side by side. [Veritay](/vendors/veritay/) is the closest match in shape. It is software still on launch pricing, with published prices per unit or per file. [TenantAudit](/vendors/tenantaudit/) is automated tenant-file audit software with plans from $49 a month and named imports from Yardi, RealPage and MRI, and [Pronto Housing](/vendors/pronto-housing/) pairs income qualification software with services for AppFolio shops. [Alternatives to Preferred Compliance Solutions, compared](/property-management-software/affordable-housing-compliance/preferred-compliance-solutions-alternatives/) covers the rest of the field.
