Occupi is a rent payment and tenant screening platform from Birmingham, Alabama, built for residents who do not pay from a traditional bank account. Residents pay with the apps they already use, including Cash App, Venmo, PayPal, Chime and SoFi, or with a prepaid card, a debit or credit card, or ACH, and Occupi maps each payment to the tenant’s ledger in the property management system. Its CEO, Taylor Peake, ran manufactured housing communities in rural Alabama for more than a decade before co-founding the company with Emily Hart, and the product reads like it: the target is the money order line. In the [rent payments category](/property-management-software/rent-payments/) it is the vendor built around the unbanked resident, the same problem PayNearMe solves with cash at a store counter.

## Who it fits

The database tags single-family rental, institutional multifamily and affordable housing. Occupi’s payments page names multifamily, manufactured housing and single-family portfolios, and its press page lists an April 2026 report of the Housing Authority of the Birmingham District partnering with Occupi to bring digital wallets, prepaid cards and cash-equivalent payments to its residents. The buyer is an operator whose residents pay by money order, walk-in cash or prepaid card today, and whose office spends hours handling and reconciling that paper. Manufactured housing communities are the founding use case.

It fits less well where residents already pay by ACH through the PMS portal at little or no cost, since Occupi’s value is the payment methods those residents do not need.

## Pricing

Occupi publishes its pricing. The property manager pays no implementation fee, no monthly subscription and no usage fee. The tenant pays a $4 platform fee per payment, which Occupi compares to the cost of a money order. The site says it offers no high-interest or predatory payment methods.

Ask whether card payments carry a processing fee on top of the $4, and who pays it. Ask how long funds take to settle to your bank by payment method. Ask how a returned or reversed wallet payment is handled and who absorbs the cost.

## Integrations

The database lists Rent Manager and Yardi, both named on the payments page: “Whether you use Rent Manager, Yardi, or another digital ledger, Occupi maps payments to your tenant ledgers.” Occupi’s press page also cites coverage of its Rent Manager integration. Ask whether the Yardi connection is a live interface or a file import, and how a payment posts when a resident pays a partial amount or pays for two units. If your PMS already runs a resident payment portal, the question is whether your residents can use it, and Occupi’s answer is that many cannot.

## Limitations and questions to ask

Start with the resident flow. Ask how a resident with a Cash App balance actually pays, step by step, and whether they need a smartphone. Ask what support residents get and in what languages.

Then ask about controls. Ask whether you can block payments from a resident under eviction, stop partial payments, and set a cutoff after which payments are refused.

Then ask about the company. Occupi raised a $3.1 million seed round in 2025, according to the coverage on its press page. Ask how many properties are live, which payment processors and banks sit behind the wallets, and what happens to your residents’ payment setup if you leave. Ask about the SOC 2 badge on the site and request the report.

## Alternatives

The [rent payments vendor list](/property-management-software/rent-payments/vendors/) compares the category on the same facts. [PayNearMe](/vendors/paynearme/) takes cash at retail stores through AppFolio, Buildium and Yardi. [Domuso](/vendors/domuso/) accepts MoneyGram cash with free ACH and non-reversible card payments. [Aptexx](/vendors/aptexx/) takes wallets, cash and PayPal Pay Later in a resident app tied to Yardi and ResMan. [How the rest of the rent payments field compares](/property-management-software/rent-payments/clickpay-alternatives/) is one page with every vendor.
