ParkingPass is parking management software from Lauderhill, Florida, built around the license plate as the permit. Residents register vehicles online and the office approves them, guests register 24 hours a day, licensed security officers check plates on patrol with LPR, and a built-in payment gateway on Stripe collects permit and guest-pass fees into the property’s account. Its about page traces the software to a tool for patrol officers, which still shows in the feature list: a patrol system, a do-not-tow list, citations and reports. In the [parking management guide](/property-management-software/parking-management/) it belongs with the enforcement-first vendors, where the patrol company is a user of the software as much as the property is.

## Who it fits

The database tags institutional multifamily, HOA communities and commercial facilities, and the site has industry pages for multifamily, condos and HOAs, commercial lots, universities, events and security companies. Its member logos are mostly apartment associations, including the National Apartment Association and regional groups in Florida, Texas, Colorado and California, and its about page says the company started in South Florida counties before expanding. The buyer is a community, often with a security or patrol contract already in place, that wants paper permits gone and wants the officer on patrol to see a valid or invalid plate on a phone. The assigned-spot map and resident messaging suit an HOA board as much as an apartment office.

It fits less well for an operator who wants the permit list driven by the PMS. The site promises integration with property management systems in general terms but names none, so treat it as a separate resident list until proven otherwise.

## Pricing

Pricing is not published. The site calls its pricing transparent and cost-effective but shows no figures, and there is no pricing page. Ask whether the property pays a subscription, whether residents pay for permits instead, or a mix of both. Ask what Stripe’s processing fee is on a guest pass and who absorbs it. Ask whether the patrol company pays for its own access, which matters if your security contractor is the one bringing ParkingPass to the table. Ask for the price per unit or per property at your size, and for the contract length.

## Integrations

The record names no PMS. ParkingPass’s multifamily page says its system “integrates seamlessly with other property management tools,” and its buyer’s guide, published August 2026, tells managers to ask about Entrata, RealPage or Yardi. Neither page says which of those it connects to. Ask the vendor to name the systems and show a live sync, or confirm that residents are loaded by import and maintained by hand. The site does name Stripe for payments and says it works with existing gates, payment terminals and security cameras; ask which brands.

## Limitations and questions to ask

Start with the patrol. Ask whether ParkingPass supplies enforcement or only the software your patrol uses, which LPR hardware is supported, and whether a vehicle-mounted reader is required or a phone camera works. Ask what the officer’s record holds when a tow is disputed: photo, time, location and the permit status at that moment.

Then ask about scale and support. The site cites more than 250,000 users in its buyer’s guide and calls its client base thousands of communities on its about page. Ask for references in your state and segment, and ask where support sits and what hours it keeps for a resident whose guest is about to be towed at night.

Then ask about the resident’s side. Ask what a resident pays for a permit or guest pass, how citations are priced, and how the resident-friendly citation option described on the site works in practice.

## Alternatives

The [list of parking vendors](/property-management-software/parking-management/vendors/) compares the category on the same facts. [PatrolWorks](/vendors/patrolworks/) also uses the plate as the permit and is run with partner patrol companies. [Park Entra](/vendors/park-entra/) is software-only with published per-unit plans and unlimited enforcer accounts. [SimplyPermits](/vendors/simplypermits/) offers a free ALPR enforcement app for in-house or third-party patrols. [The parking management field side by side](/property-management-software/parking-management/community-boss-alternatives/) puts every vendor in one table.
