ParkStash is parking management software from San Jose that puts digital permits, resident and visitor parking, QR-code reservations and payments, license plate recognition, citations, tow records and access control in one system. The license plate is the permit, so there is no hang tag to lose or share. It is a bootstrapped company by its own account, and in August 2026 it announced a rollout across 13 Scion student-housing communities in Texas, running on its Entrata integration. In the [parking management guide](/property-management-software/parking-management/) it sits with the vendors that sell the whole stack, from the permit to the tow, and unlike most of the category it prints its prices.

## Who it fits

The database tags institutional multifamily, student housing, HOA communities and commercial facilities, and the site has pages for each, plus mixed-use retail, hospitals and parking lots. The core buyer is an apartment or student-housing community on Entrata that wants permits to switch on at move-in and expire at move-out without anyone on the leasing team touching them, and wants its patrol or tow partner reading from the same plate list. Student housing is the clearest fit. Whole-building turnover twice a year is the moment a synced permit list pays for itself, and the Scion rollout is ParkStash’s own example of it.

It fits less well for a community on Yardi, RealPage or another PMS, since Entrata is the only live PMS integration ParkStash names. It also fits less well for a small property that wants no hardware conversation at all, though the gateless option keeps that to signage.

## Pricing

ParkStash publishes three shapes. The Revenue Share plan has no monthly software fee; the property keeps 80 percent of parking revenue and ParkStash keeps 20 percent, on a month-to-month contract with onboarding and signage covered. The Standard plan is a flat monthly fee, $199 a month up to 500 spaces and $299 a month up to 1,000 spaces, billed month to month, with a 20 percent discount on annual billing. Properties under 100 spaces get a tailored quote, and portfolios or sites over 1,000 spaces get custom packages. Gateless properties pay about $500 for signage. Gated properties pay for signage plus hardware quoted by configuration and installed by a certified partner. The page also says transaction fees may apply.

Ask what those transaction fees are, who pays them, and whether the resident sees them at checkout. Ask which plan comes out ahead at your guest-parking volume, since 20 percent of a busy guest lot can pass $199 a month quickly. Ask for the hardware quote in writing before you sign if you have a gate.

## Integrations

The database lists Entrata. ParkStash’s August 2026 announcement says the integration syncs resident data so permits activate on move-in and expire on move-out, and its Texas rollout note says Entrata is the confirmed live PMS integration. Its integration partners page also shows LPR and camera partners (Eagle Eye Networks, INEX, Turing AI, Verkada, Genetec), access control partners (PDK, Spintly, Brivo, Swiftlane, ControlByWeb) and ParkMobile for parking payments, by logo and short description; ask which of those connections are live at a property like yours. If you run another PMS, ask whether a sync exists or is on the roadmap, and what the fallback is: a CSV import, a manual list, or residents registering themselves. If you already charge for assigned spaces inside Entrata, ask how ParkStash’s paid parking and permits sit next to those charges so a resident is not billed twice.

## Limitations and questions to ask

Start with enforcement. ParkStash supports mobile LPR, fixed LPR cameras and an Enforcer app, and it keeps a tow record. Ask whether your own patrol or tow company uses that app, whether ParkStash has partners in your market, and what a resident sees when they dispute a tow. Ask what the record shows: photo, time, plate read and the permit status at that moment.

Then ask about the sync. Ask how often Entrata data refreshes, what happens to a guest pass when the host resident moves out, and how a renewal that posts late in Entrata affects a permit that just expired.

Then ask about the customer quotes. The pricing page cites ROI multiples and staff-time savings from named communities. Ask for a reference at a property your size and in your segment, and ask what the revenue looked like in month one rather than the peak month.

## Alternatives

The [parking management vendor list](/property-management-software/parking-management/vendors/) puts every vendor in the category on the same facts. [Apartment Permits](/vendors/apartment-permits/) also ties permits to the PMS, with Yardi and Entrata sync and enforcement invoicing for tow and boot partners. [Reliant Parking](/vendors/reliant-parking/) names four PMS integrations and $0 setup. [Parkade](/vendors/parkade/) adds self-serve space assignment and dynamic guest pricing with Yardi, Entrata, RealPage and Rent Manager connections.
