ParqEx is a parking platform with four named parts. GuestParq handles advance guest passes, Access+ is mobile and LPR gate-opening hardware, the Enforcer app handles ticketing and violation tracking, and a marketplace rents out unused resident spots. Its database record claims 10,000 or more properties, and its multifamily page names Equity Residential, Lincoln Property Company, FirstService Residential and Transwestern as clients. Among the vendors in the [parking management guide](/property-management-software/parking-management/), it is the only one that publishes its pricing structure and its commission rates, even if it withholds the tier prices themselves.

## Who it fits

The database tags institutional multifamily. ParqEx’s own page frames the buyer as an operator where parking is listed as an amenity but rarely treated like one, and where guests are lucky to find a few spots. The gate hardware is the tell. A garage with lost fobs, entry and exit trouble and a reader that predates the current management company is the property Access+ is built for, and a property with unused resident spaces in a dense neighborhood is the marketplace buyer. FirstService Residential on the client list suggests condo and HOA deployments, though the database tags only multifamily.

It fits less well at a surface lot with no gate and no spare spaces. There the hardware is unnecessary and the marketplace has nothing to sell, and a resident-paid permit vendor covers guest passes at no cost to the property.

## Pricing

ParqEx publishes the structure. Plans are tiered as Personal, Business, Enterprise, Concierge and Custom by spot count and seats. Setup is $250 to $1,000 per Access+ device. The marketplace takes a 4.5% commission on internal transactions and 20% on the public marketplace. There is a one-month trial and contracts run one to two years. The tier prices are not published, so ask for the monthly rate at your spot count, how many seats you need for a leasing office and a patrol partner, how many Access+ devices a garage with two entrances requires, and whether the device fee covers installation. Ask what the internal and public marketplaces are, since the commission difference is large.

## Integrations

The database names no property management system for ParqEx. Its multifamily page describes occupancy analytics and the hardware, and it does not claim a Yardi, Entrata or RealPage sync. That means the resident record lives in ParqEx, and a move-out has to be handled by hand or by export. Ask how residents are loaded and removed, whether a CSV import from your PMS is supported, and what the process is when a resident on a marketplace listing moves out. Rentable items inside your PMS can still bill the assigned space; ParqEx handles the gate, the guest and the marketplace on top.

## Limitations and questions to ask

Hardware ownership is the first question. Ask who owns the Access+ devices at the end of a two-year term, what the replacement cost is, who services them, and what the gate does when the device or the network fails.

The marketplace is the second. Renting a resident’s spot to an outsider puts a stranger inside the garage. Ask how the renter is vetted, how the resident is paid, who handles the dispute when a resident comes home to a car in the spot, and what the lease addendum needs to say for a resident to sublet a space at all.

Enforcement is the third, as everywhere in the category. Ask who carries the Enforcer app, whether ParqEx has patrol partners in your market, and what the record shows when a ticket is contested.
