It was The Closing Docs until a rename, and the old domain now redirects to payscore.com. The research notes describe AI agents that confirm offer letters and call prior landlords, biometric ID verification, and a result in under 60 seconds. In the [tenant screening category](/property-management-software/tenant-screening/) it is the source-first verification product, the mirror image of a document-first product such as Snappt, and it carries the longest PMS list of any vendor in the category. The facts panel below is rendered from the vendor database with a source and verification date on each entry.

## Who it fits

The record tags institutional multifamily, affordable housing and single-family rental, and the research notes describe the buyers as market-rate and affordable multifamily operators plus single-family managers on Rentvine and Rent Manager. That is a wider spread than Snappt or VERO, whose records stop at institutional multifamily, and the integration list is what makes it possible. A 400-door single-family manager on Rentvine and a 40,000-unit operator on Yardi can both put Payscore in front of the application. The site also mentions vehicle lenders, which is outside this category and only matters as a sign that the product is income verification first and rental screening second.

It does not return a credit, criminal or eviction report, so the buyer still needs one from the PMS module or a per-report product. The independent landlord ordering one report at a time should read the SmartMove or RentSpree profile; Payscore’s subscription model assumes a portfolio.

## Pricing

The record says a per-unit-per-month subscription or an enterprise contract, and the pricing page shows tiers without figures. Ask for the per-unit rate at your unit count, the monthly minimum, the contract term, what moves an account from the subscription to the enterprise tier, and whether the AI agents that call employers and landlords are part of the base price. A per-unit subscription costs the same in a month with no applications as in a month with fifty, so run a year of your actual application count against a per-applicant product before signing; the two models cross at some turnover rate and only your numbers say where.

## Integrations

The record lists Yardi, RealPage, Entrata, ResMan, Rent Manager and Rentvine, all sourced from Payscore’s own site, and the research notes add TazWorks and DoorLoop. Rent Manager and Rentvine are the two that separate it from the institutional specialists, since Snappt and VERO list neither. Ask in the demo where the result lands in each system, whether it writes to the application record or sits in a Payscore dashboard, and whether the applicant’s bank link is launched from the PMS application flow or from a separate email. ## Limitations and questions to ask

Payscore’s own FAQ leads with the question of whether the bank connection is secure and private, which tells you what applicants say when asked to link an account. Ask for the completion rate on an applicant mix like yours, then discount it, and ask what an applicant is offered when they decline. The record says document review is the fallback, so ask what triggers it, whether the document is examined for editing or read for figures, and what the leasing agent sees when the source and the document disagree.

Then the agents. Ask what the AI agent says when it calls a prior landlord, how the call is logged, what happens when nobody answers, and whether a human reviews the transcript before the result changes. Ask how an offer letter is confirmed when the employer will not respond to an automated request.

Then the output. Ask whether the result is a number, a pass or fail against your written criteria, or a set of figures the leasing agent still has to judge. For affordable housing, ask how the income figure maps to the program’s rules and who certifies it. Ask who the consumer reporting agency is for anything Payscore returns, who issues the adverse-action notice when an income result drives a denial, and how an applicant disputes it. Ask how a thin-file applicant with steady bank deposits and no credit history is presented, since that is the case operators in our research improvise around with a double deposit.
