RentSpree is a TransUnion-powered rental application and screening product sold to landlords, real estate agents and property managers. The record describes the report as credit, background and eviction, with bank-verified income and reference checks available at the higher tier, and the research notes add listing syndication to the product. Of the three per-report vendors in the [tenant screening category](/property-management-software/tenant-screening/), RentSpree is the one that names agents as a buyer, which shapes who it fits. ## Who it fits

The record tags single-family rental and small multifamily. The buyer the research singles out is the real estate agent handling a rental listing for an owner, who needs an application and a report in one flow and has no property management system to put either in. The independent landlord and the small manager fit for the same reason SmartMove and RentPrep fit: one report per applicant, no subscription, no minimum, and a fee that can go to the applicant or the landlord.

It fits less well for a manager whose leasing runs inside AppFolio, Buildium, Yardi or RealPage, since each of those ships a screening module against the application already in the system and RentSpree lists no connection to any of them. It is also the wrong shape for an operator whose problem is document fraud at volume; the Comprehensive tier’s bank-verified income is the record’s only verification feature, and the specialists in the category sell that job on its own.

## Pricing

Two per-report tiers. Standard is $39.99, and RentSpree’s own pricing page describes it as credit, background and eviction, without income verification or reference checks. Comprehensive is $49.99 and adds both. The applicant or the landlord pays, which the pricing page presents as a choice. Whether and how much you may pass to an applicant depends on your state’s application-fee rules, and that is a question for counsel.

Against the other per-report products, Standard sits between SmartMove’s Plus at $40 and RentPrep’s $29 reports, and Comprehensive matches SmartMove Premium and RentPrep’s Complete Screening at $49. Ask what bank-verified income means in the Comprehensive tier, whether the applicant links a bank account or uploads a statement, and what happens to the report when the applicant declines to link. Ask what a reference check consists of and who performs it.

## Integrations

The record lists no PMS integration, and the research notes say none is mentioned on the site. Listing syndication is part of the product, so ask which listing sites it pushes to and whether the application link on those listings feeds the same screening flow. For a manager who needs the result to land in the PMS, the built-in module or a vendor that lists the platform is the route; the category guide covers which specialists list which system.

## Limitations and questions to ask

Start with the Standard tier’s own description. Without income verification or reference checks, a $39.99 report tells you about credit and records and nothing about whether the pay stub in the application is real. RentPrep’s article on the subject says pay stubs are among the most commonly faked documents, so if you buy Standard, the income check is on you. Ask whether Comprehensive examines a document or reads income from the bank, and whether a fallback exists for an applicant who refuses the bank link.

Then the records. Ask how criminal and eviction entries are filtered for the jurisdictions you rent in, who maintains that filter, and how an entry that should have been excluded is caught. Ask who the consumer reporting agency is for the report, who issues the adverse-action notice when you decline, and how an applicant disputes a record. Ask what the report shows for a thin-file applicant, and how you should write criteria so every applicant is held to the same line.

For the agent buyer, ask who owns the applicant’s data when the listing closes, and whether the owner can see the report without a RentSpree account of their own.

## Alternatives
