ServiceChannel calls itself the number one facilities management platform for multi-site brands. The platform covers work order automation, asset tracking and preventive maintenance, compliance and risk, and a service-provider marketplace that scores providers on actual performance data, and the company also sells ServiceChannel Managed, a facilities management service run on the software. It joined Fortive in 2021 and counts 600+ brands as customers, naming Adidas, CVS, Panda Express, Louis Vuitton, Trader Joe’s and Sam’s Club. In the [category guide for commercial facilities software](/property-management-software/facilities-management-cre/), ServiceChannel sits in the occupier group, built for the tenant with hundreds of stores rather than for the landlord who owns the building.

## Who it fits

The database tags commercial facilities. ServiceChannel’s own segments are multi-site retail, restaurants, grocery, luxury retail, convenience, financial services, hotels and healthcare, all on the occupier side. The buyer is a facilities director at a chain that leases its locations, manages hundreds of outside contractors, and wants to manage all maintenance activity from a single platform with the contractors scored on past performance.

A landlord is not that buyer. The homepage does not mention tenant portals, tenant billing or lease accounting, because ServiceChannel’s customer is the tenant. Where it belongs in a landlord’s world is on the other side of the lease. The retail tenant in your building may run ServiceChannel for its own space, and the two systems will not talk unless someone makes them.

Ask for the unit of pricing, the rate, the minimum, whether providers pay to be in the marketplace and how that affects who shows up, what ServiceChannel Managed costs on top of the software, and the contract term. For a multi-site operator the question is the ERP and accounts payable connection, whether work-order invoices flow to payment inside the platform, and how the asset registry syncs with whatever the real estate team runs. Start with the marketplace. Ask whether it is optional, whether jobs can be restricted to your own contractors, how providers are scored, who holds their certificates of insurance, and what the platform does on a no-show.

Then the managed service. Ask where ServiceChannel Managed ends and the software begins, who the people are, and what you keep if you stop paying for the service but keep the platform.

Then the parent. Fortive also owns eMaint, another vendor in this category. Ask whether they share data or a roadmap.

Then the landlord question, if you are one. Ask whether any building owner runs the platform for base-building maintenance and how tenant requests come in, because the homepage does not describe that workflow.
