Website

SingleKey is tenant screening for landlords and property managers in the United States and Canada, with a rent guarantee sold alongside it. The US tenant screening report is one product at one price. It bundles an Equifax credit check, an online rental application, a US national criminal check, income and employment verification, and ID and income document verification, and The US National Criminal Check covers an SSN trace, a national criminal record database, the national sex offender registry and global sanctions and terrorist watchlists, with a seven-year look-back. The FAQ describes a separate Background Check that searches for criminal records, court decisions and past evictions. The manager can choose a credit report from Equifax, TransUnion or both. Around the US report sit a free pre-screen tool and the rent guarantee, which covers unpaid rent, damage and eviction legal fees. The free e-lease and rent collection are Canadian products, and the US FAQ says rent collection is currently unavailable in the US. In the [tenant screening category](/property-management-software/tenant-screening/) it is a per-report product that also sells a guarantee on the rent, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

## Who it fits

The record tags single-family rental. SingleKey’s US page counts more than 150,000 homeowners, 10,000 real estate agents and 1,000 property managers among its users, so the center of gravity is the individual landlord, with agents and small managers around it. The buyer is someone who screens occasionally, wants credit, criminal and income checks in one report without picking a tier, and may want a guarantee on the rent once the lease is signed.

Managers who operate in both countries have a reason to look closer, since the same vendor covers the US and Canada. A leasing team screening every day inside a PMS has less reason, because the record names no PMS integration.

## Pricing

SingleKey publishes its US price: $29.99 per report, with no sign-up or subscription fee, and either the landlord or the applicant can pay. The US homepage offers volume pricing to customers who regularly run more than 10 reports a month. Its Canadian pricing guide, updated in March 2026, lists $29.99 CAD for a single-bureau report and $44.99 CAD for both bureaus, plus tax. Ask whether choosing both Equifax and TransUnion raises the US price, since the US page offers the choice but quotes one figure. Ask what the employment and landlord reference checks cost in the US; the Canadian guide prices them from $19.99 CAD each.

The rent guarantee is priced separately. The US tenant report page prices it as a share of the monthly rent, starting at 5%, and says it covers up to $60,000 of rent income, up to $10,000 of damage and up to $2,000 of eviction legal fees. Ask what moves the premium above 5%, which leases qualify, how long a claim takes to pay, and what the guarantee excludes.

## Integrations

The record names no PMS integration. In the US, SingleKey’s tools handle the application, the screening and the guarantee, so its integration is its own workflow. Ask how a completed report reaches the system that holds your tenant records. If you run [Buildium](/property-management-software/integrations/buildium/) or [Rentvine](/property-management-software/integrations/rentvine/), price SingleKey against the screening the PMS already offers before adding a second vendor.

## Limitations and questions to ask

Ask what the US national criminal check covers, how a possible match is confirmed, and whether county records are searched when the national database returns a hit. Ask whether the $29.99 US report includes an eviction search, since its list of what is included does not name one, and if it does, where the records come from and how far back they go. On income, the page describes bank-verified income from connected bank data and a scan of uploaded PDFs for signs of tampering. Ask which one the applicant is asked for first, what happens when they refuse to connect a bank, and what the document check returns when a pay stub looks edited.

On the rent guarantee, ask who approves the tenant for coverage. If SingleKey’s screening decides whether a lease qualifies, the screening and the guarantee are one decision, and you should know the criteria. On compliance, ask who sends the adverse-action notice when a report drives a denial and how an applicant disputes a record.

## Alternatives

Every vendor in the category is on the [tenant screening vendor list](/property-management-software/tenant-screening/vendors/) with the same facts. [TransUnion SmartMove](/vendors/transunion-smartmove/) is the closest match, with three tiers from $25 and the landlord or applicant paying. [RentSpree](/vendors/rentspree/) sells TransUnion-powered reports at $39.99 and $49.99 to landlords and agents. [LeaseRunner](/vendors/leaserunner/) sells four tiers from $17 per applicant. The [SmartMove alternatives page](/property-management-software/tenant-screening/transunion-smartmove-alternatives/) compares the full field with sourced facts.
