Its homepage counts more than 10,000 active lockers and more than 500 enterprise clients, and lists SOC 2 and ISO 27001 among its certifications. In the [package management category](/property-management-software/package-management/) it is the independent, with no corporate parent, and it has the widest PMS list in our database, which is the reason a smaller operator should read this profile before the two big names. The facts panel below is rendered from our vendor database with a source URL and verification date on each entry. ## Who it fits The database tags institutional multifamily, student housing and commercial facilities. What sets the fit apart is the integration list rather than the segment tags. Smiota is the only locker vendor in the database that lists AppFolio and Buildium, which are the systems a regional operator with a few hundred units across several buildings is more likely to run than Yardi. A manager on one of those systems who has been told by the larger vendors that a custom integration is available should ask Smiota whether the connection is standard. Its homepage talks about mailroom overflow and surge conditions during move-in, so student housing is a stated target. It does not tag small multifamily, and a 30-unit building is still not the customer, even with the AppFolio connection. ## Pricing Pricing is not published; ask for the per-property set-up fee, the monthly fee and the contract term. Ask whether the mailroom software is licensed separately from the lockers, whether outdoor units carry a different fee, and whether a smart package room is quoted per square foot, per door or as a flat install. Ask who pays storage fees past the pick-up window, since no fee structure is published and the answer decides whether residents or the property bear the cost of uncollected parcels. ## Integrations The database lists Yardi, Entrata, AppFolio, RealPage and Buildium, sourced from the homepage. The vendor’s integrations page returned a 404 when we checked, so the homepage list is the only public source and it does not say what each connection does. Ask, for your PMS, whether resident registration is automatic, whether move-outs close a resident’s locker access, and whether the connection is a live API or a scheduled file. Smiota sells package rooms alongside lockers, so ask what the quote assumes for the share of deliveries that will not fit a locker and whether the room is in scope. Ask what the surge plan is at move-in, since the homepage raises the problem, and whether temporary capacity exists or the answer is a bigger permanent bank. Ask what the mailroom software shows the office, who it alerts and when, and what the support model is when a door jams. Ask what the SOC 2 and ISO 27001 certifications cover, the software, the hosting or both, because that is the question the owner’s IT reviewer will ask you. The 500-client figure is a homepage count across every vertical, including libraries and retail. Ask how many of those are multifamily communities, and for two references on your PMS. ## Alternatives The [package management vendor list](/property-management-software/package-management/vendors/) compares all eight vendors in the category with the same facts.
