Snappt is application fraud detection for multifamily operators, and in the research for the [tenant screening category](/property-management-software/tenant-screening/) it is the name operators cite first for document fraud. The record describes document authenticity analysis on bank statements and pay stubs, payroll-connected income verification, biometric ID verification and verification of rent, packaged under the Applicant Trust Platform name. Its site puts a ruling at under ten minutes and claims 1.5 million units and 504,000 applicants. Snappt does not return a credit or criminal report; it sits on top of the report the operator already gets from the PMS and answers the question that report cannot, whether the document is real. The facts panel below is rendered from the vendor database with a source and verification date on each entry.

## Who it fits

The record tags institutional multifamily only, and the site names Greystar, AvalonBay, Lincoln and Pegasus as customers. The buyer is a centralized leasing or operations lead who already screens through Yardi, RealPage or Entrata and is losing money to applicants whose pay stubs were bought online. That buyer makes one decision for the portfolio, and the PMS connection is the first filter.

It does not fit the independent landlord or the small manager. There is no published price, no per-report purchase in the record, and no credit or eviction report in the product. That buyer wants a full report per applicant and should read the SmartMove, RentPrep and RentSpree profiles instead. A mid-size manager on Rent Manager or AppFolio will not find either system in Snappt’s record and should look at Payscore or Rent Butter first.

## Pricing

Pricing is not published. Ask for the per-applicant or per-unit rate, the monthly minimum, the contract term, and whether you pay for an application that starts a document check and never completes. Then price a year at your application volume rather than your unit count, since a per-unit subscription and a per-applicant fee cross at some turnover rate and only your numbers say where. Ask whether the payroll-connected income verification, biometric ID and verification of rent are separate line items or one bundle.

## Integrations

The record lists Entrata, RealPage, Yardi and ResMan, and the research notes add Yardi Breeze and Inhabit from the same source. Snappt’s integrations page returned a 404 during our research, so confirm the current list and the depth of each connection in the demo; ask whether the ruling appears inside the PMS application record or in a separate Snappt dashboard, and who in the leasing office is expected to look at which screen. One more connection is worth asking about. Argyle names Snappt as a customer on its tenant screening page, which suggests the payroll connectivity underneath Snappt’s income verification may be Argyle’s. Ask which provider supplies it, what its payroll coverage is, and what happens to the applicant whose employer is not covered.

## Limitations and questions to ask

Start with the two paths. Document analysis examines the uploaded file for signs of editing; source verification reads income from payroll with the applicant’s permission. Snappt describes both. Ask which path an applicant goes down first, what triggers the fallback, what the leasing agent sees when the two disagree, and how a ruling of edited is presented to an applicant who says the document is real.

Then completion. Asking an applicant to link a payroll account costs you some applicants, and the research notes record Snappt selling a 30 percent lift in application completion as a feature, which tells you the drop-off is real. Ask for the completion rate on an applicant mix like yours, then discount it, and ask what an applicant is offered when they refuse the link.

Then the fair-housing claim. Snappt describes its ruling as an independent, applicant-agnostic view that mitigates fair-housing exposure. That is a claim to test in the demo with your own written criteria and to take to counsel, because the adverse-action notice, the dispute process and the record that every applicant was held to the same line are your obligations under FCRA and fair housing law, whichever vendor supplied the ruling. Ask who issues the notice when a Snappt ruling drives a denial and how an applicant disputes it. Ask, finally, for the ten-minute turnaround measured on your volume rather than the site’s.
