SureDeposit is the oldest program in the [deposit alternatives category](/property-management-software/security-deposit-alternatives/). It is a surety-bond alternative to the cash security deposit, owned by Assurant, enrolled by residents at participating apartment communities, and its site says it has operated since 2000 with hundreds of thousands of units under agreement. The managers’ taxonomy puts it in the pooled surety bond bucket with Jetty and TheGuarantors. The Assurant tie comes from SureDeposit’s own page, since the acquisition coverage we tried to read was blocked.

## Who it fits

The record tags institutional multifamily only. The buyer is an apartment operator that wants a bond program with a large insurer behind it and a track record longer than the category’s newer entrants. The phrase participating communities describes the model: the property enrolls, then residents at that property enroll in the bond instead of paying a deposit.

It fits less well for a single-family or small multifamily manager, whose segment the record does not name and whose systems it does not list. It also fits less well for an operator who wants the deposit product bundled with renters insurance compliance, a lease guarantee or deposit administration, since the record describes the bond alone.

## Pricing

Pricing is not published. Ask what the resident pays for the bond, whether it is a one-time fee or recurring, whether it is refundable in any circumstance, and what the property pays. Ask what the bond covers, the cap per lease, and whether the cap is set as a multiple of the deposit it replaces. Because a bond fee is non-refundable and does not reduce what the resident later owes, compute the resident’s cost beside the cash deposit before the leasing team starts offering it.

## Integrations

The record carries no PMS integration and the site names none. For an institutional operator that means asking for Yardi, RealPage, Entrata and MRI by name, and asking whether enrollment and a paid claim post to the resident ledger or arrive on a report. ## Limitations and questions to ask

The bond first. Ask which Assurant entity is the surety, in which states the bond is filed, and how a claim is filed, documented and paid. Ask how a pooled bond behaves in a year when claims across the pool run high, and what the owner’s position is if the surety disputes a claim. Ask how a dispute with the resident is handled before a claim is filed and who decides it.

The program’s age second. A program running since 2000 predates most of the state deposit-law changes and the newer vendors’ claims tooling. Ask what the enrollment, claim and refund workflow looks like today, whether it lives in a portal or on paper, and when the program documents were last revised.

The resident third. Ask what the resident is told at signing, whether the cash deposit remains an option, what share of applicants qualifies, and what happens to the bond when a resident transfers between communities or renews. Ask the owner’s question as well: with no cash at stake, what keeps the resident paying the last month?
