Synergy Utility Billing is a read, bill and collect firm, the industry’s RBC, founded in 2007 by people who had managed a multifamily property in the Philadelphia area. It covers the whole chain: consulting and system design, submeter installation through licensed partners, RUBS where meters do not make sense, billing and collection including direct and convergent billing and vacant unit cost recovery, and analytics through a community manager portal. Its services page says it works with properties from mid-sized apartment buildings to HOAs, water districts, military housing, mobile home parks and multi-state portfolios. In the [utility management category](/property-management-software/utility-management/) it is a full-service biller that leans on consulting, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

## Who it fits

The database tags small multifamily, institutional multifamily, HOA communities and commercial facilities. The site’s customer list runs from large multifamily and mixed-use down to duplexes and small properties, with separate pages for HOAs, mobile home parks, industrial properties, developers and municipal water districts. The small end deserves a look: one testimonial is from a manager who says the company bills even their smallest multifamily clients at a workable price, and the duplex page is frank that a flat utility fee in the rent may be simpler for a two- or three-unit building. A manager with a mix of small and mid-sized buildings who wants one biller for all of them is the plain fit.

## Pricing

Pricing is not published; the site offers a free quote and calls outsourcing to the firm less expensive than doing it in-house, without a number. Ask the monthly fee per unit for billing alone and for full read, bill and collect, and whether there is a minimum per property, which matters most for the small buildings. Ask whether residents pay a service fee on their bill and how much. Ask what submeter design and installation cost, and since installs go through partners, who invoices you and who warrants the work. Ask the contract term.

## Integrations

The billing and collection page names ResMan, Entrata and MRI as property management systems it integrates with directly, along with AMSI, 1Site and MITS. Those are the three our record carries. The homepage also shows AppFolio, Buildium, MRI, RealPage and Rent Manager logos in a section about fitting the firm’s practices to the software managers already use, without describing a connection to each. If you run one of those, ask whether it is a direct integration or a file process. Ask what posts to the resident ledger, how often, and how move-ins and move-outs reach the firm. The manager portal is said to have more than 100 customizable reports; ask to see the three you would use every month.

## Limitations and questions to ask

Installation by partners rather than staff is a trade-off: reach across the country, but one more party between you and the meter. Ask who you call when a meter fails and how fast someone is on site in your market. Ask how a missed read is estimated. On RUBS, ask which formula the firm recommends for your property and who tracks the rules in your state. On collections, ask when a delinquent balance comes back to the property and how it is handled at move-out. Ask how many people work on accounts and how many properties each one carries, since the site’s pitch is responsiveness.

## Alternatives

The [utility management vendor list](/property-management-software/utility-management/vendors/) puts every vendor’s facts in one table. [Guardian Water & Power](/vendors/guardian-water-power/) also bills at several service levels and installs wireless submeters. [Think Utility Services](/vendors/think-utility-services/) serves a similar mix of apartments, condos and mobile home parks from Florida. [National Exemption Service](/vendors/national-exemption-service/) runs installs with its own employees rather than partners. [The full set of Conservice alternatives](/property-management-software/utility-management/conservice-alternatives/) compares the rest.
