TheGuarantors sells three products together. Security Deposit Replacement is a surety bond: the renter pays a non-refundable fee instead of a cash deposit and the bond covers the owner. Lease Guarantee covers unpaid rent, with an optional Supplemental Damage Assessment. Zero-Gap is renters insurance. The record counts more than 4 million units enrolled, and the site says nine of the ten largest U.S. operators use it and that the company is a B Corp. In the [deposit alternatives category](/property-management-software/security-deposit-alternatives/) it belongs to the pooled surety bond bucket with Jetty and SureDeposit, and it is the vendor most likely to be bought for the guarantee first and the deposit replacement second.

## Who it fits

The record tags institutional multifamily, SFR, student housing and small multifamily, and the site names independent owners and managers as well. Student housing is the distinctive one. An applicant with no income of their own needs a guarantor, and a vendor that sells the guarantee and the deposit replacement as one package is solving the leasing office’s two problems in one addendum. The same logic applies to any operator whose applicant pool includes thin-file or relocating renters.

It fits less well for a manager who only wants the deposit solved and does not want a guarantee product on the lease, because the pitch is the bundle. It also fits less well in states where the deposit replacement is not offered; the site says it is not available everywhere, and the record does not list which states.

## Pricing

The record is the most specific in the category, and it is still not a number. The bond fee is resident-paid and non-refundable, described as a fraction of a month’s rent, and the landlord may pay it on the renter’s behalf. Ask what the fraction is at your rents, whether it is charged once or annually, whether it changes at renewal, and what the property pays if anything. If you intend to pay it on the renter’s behalf as a concession, ask how that is disclosed and whether it changes the bond terms. Ask separately what the Lease Guarantee and the Supplemental Damage Assessment cost, since the three products are priced together in the sales conversation and rarely in the contract.

Ask for the list by name, and for each one ask whether enrollment, the bond certificate and a paid claim reach the resident ledger. The bond first. Ask who the surety is, in which states the bond is filed, what the coverage cap per lease is, and whether it covers damage, unpaid rent or both. Ask how a pooled bond behaves when claims across the pool run high in a bad year, and what the owner’s position is if the surety or the vendor stops paying. The site’s line that operators recoup 76 percent of their bad debt is vendor-framed; ask what population that number was measured on.

The resident second. The fee is non-refundable and does not reduce what the resident owes after a claim. Ask what the resident is told at signing and whether the cash deposit remains an option. Ask what share of applicants qualifies for the replacement and what happens to the ones who do not.

The bundle third. Ask whether the guarantee and the deposit replacement can be bought separately, what the resident sees as one charge and what as two, and who the obligor is on each document.

## Alternatives

The legacy bond in the category is [SureDeposit’s Assurant-backed program](/vendors/suredeposit/), a pooled surety bond that has been enrolling residents since 2000. The other bond and insurance vendors are [Rhino](/vendors/rhino/), which the managers’ taxonomy puts in the non-pooled bucket, and its merger partner Jetty.
