Updater sells multifamily operators a resident onboarding product. A resident who has signed a lease gets a customized checklist of what to finish before move-in, the system sends the follow-ups that onsite staff would otherwise send by hand, and the property team sees who is done and who is not. The rest of Updater’s business is commerce: it describes itself as commerce rails for apps and AI agents, in categories that include moving services, utilities, internet, insurance and home security, and it claims more than $17.9 billion of products sold through them. In the [resident benefits platforms guide](/property-management-software/resident-benefits-platforms/) it covers the move-in concierge piece, without the filters, reporting or master policy that other packages bundle. The facts panel below comes from our vendor database, with a source and a verification date on each entry.

## Who it fits

The database tags institutional multifamily, and the product page speaks only to multifamily operators and onsite teams. The buyer is an operator whose leasing and onsite staff spend move-in week chasing proof of renters insurance, utility transfers, pet paperwork and key pickup by phone and email. Updater turns that into a list the resident works through and a dashboard the team watches. Its integrations page lists the partner categories it gathers in one place: keys and smart access, elevators and reservations, renters insurance, pet partners, EV charging, package lockers, utilities, furniture and security deposits. It shows renters insurance bought inside the app at move-in and PetScreening reminders for pet policy compliance as featured partners.

It fits less well for a single-family manager. Nothing on the onboarding pages addresses scattered-site rentals. It also does not fit a manager looking for the ancillary revenue products this category usually means, such as credit reporting, filter delivery or a liability policy. Updater can present a partner’s insurance offer, but it does not run a benefits package.

## Pricing

Pricing is not published, and the site routes operators to a demo or sales. Ask whether the price is per unit, per community or per move-in. Ask whether partner offers inside the checklist generate revenue for Updater, for the property, or both, and whether you choose the partners. Ask what configuration, branding and training cost at launch and what is included in the annual fee.

## Integrations

The record lists no PMS. The onboarding page says resident and move-in information comes into Updater through your property management system, without naming a system, and the integrations page invites operators to ask about connecting their core PMS. It does name single sign-on through Google, Okta and Azure. Ask which PMS connections exist today, whether they are read-only or write back move-in status, and how a lease that is cancelled or moved to a new date updates the checklist. Ask whether proof of insurance collected in Updater reaches your insurance compliance tracking or stays in Updater.

## Limitations and questions to ask

Onboarding only helps if residents open it. Ask what completion looks like across communities like yours and what happens to a resident who never logs in. Ask who owns the resident’s data and contact details once the move-in is done, since most of the company’s business is selling services such as moving, internet and insurance to households, many of them in the middle of a move. Ask whether residents see offers you did not approve. Ask how tasks are configured by property and who on your team can change them.

## Alternatives

The [vendor list for resident benefits platforms](/property-management-software/resident-benefits-platforms/vendors/) has the full category in one table. If move-in concierge is one item in a managed bundle you want, [Second Nature](/vendors/second-nature/) includes it in a resident-paid package. For institutional operators who want a resident app with payments, [Zego](/vendors/zego/) is the comparison, and [Paylode](/vendors/paylode/) covers merchant-funded perks. The [Second Nature alternatives page](/property-management-software/resident-benefits-platforms/second-nature-alternatives/) lines up the rest of the category with the same sourced facts.
