Visitt calls itself a CRE property management platform for AI building operations. Its homepage lists preventive and asset maintenance, work orders, tenant operations covering service requests, billing and communications, amenity management, finance operations covering billing and vendor payments, and vendor operations covering work-order sharing and COI management. The customers it names are Related, Carr Properties, Epic Investment Services, Newmark, CBRE, Avison Young and BGO, the last as a national partnership. In the [category guide to facilities software for commercial buildings](/property-management-software/facilities-management-cre/), Visitt is the independent platform whose customer list reads like a landlord’s, which is rarer in this category than it should be.

## Who it fits

The database tags commercial facilities and institutional multifamily. Visitt’s homepage names commercial office, industrial, life science, multifamily and residential, so an owner with both office towers and apartment buildings is inside its stated range. The buyer is the operations team at an owner or a third-party manager that wants tenant requests, tenant billing and vendor payments in one system rather than three.

The customer list is the fit signal. Related, Carr Properties and BGO are owners; Newmark, CBRE and Avison Young are managers. A vendor whose homepage names owners and managers has been through the tenant billing conversation with them, which is more than the occupier-side and manufacturing-led vendors in this category can say. A single-building owner should still ask what the smallest live customer looks like, because the names on the page are large.

## Pricing

Pricing is not published. Ask for the unit of pricing, the rate, the minimum, whether tenant and vendor logins count toward it, whether finance operations and amenity management are modules with their own price, and the contract term. Price it at current square footage and at the size after the next acquisition.

## Integrations

The database records no named integration. Visitt’s homepage does not name a PMS, and it points to a Visitt Integrations resource that we did not fetch, so the list may exist and is not recorded here. Ask which lease accounting systems the tenant billing module posts to, which direction properties, suites and tenant contacts sync, and whether vendor payments clear through your accounts payable or through Visitt. Ask for the reference on your PMS and the integration documentation before the demo.

## Limitations and questions to ask

Start with the money. Visitt lists tenant billing and vendor payments as features, which puts it closest to the pain the research describes most vividly. Bring a closed work order with billable engineer time and ask for the tenant invoice at the lease rate on screen, then the vendor payment for the same job, then where each lands in your books.

Then COI. Ask how a certificate is captured, who is notified before expiry, and whether a vendor with a lapsed certificate can still be assigned work.

Then the amenities and communications modules. Ask whether an office portfolio that does not run amenities pays for the module, and what tenant communications does that email does not.

Then the product itself. Ask what its AI building operations does on a Tuesday, meaning which decisions it makes without a person and how an engineer overrides it. Ask for the smallest customer by square footage and what the rollout took.
