Zuma sells Kelsey, an AI leasing assistant for multifamily that answers inbound calls, texts leads and follows up, handles website chat and replies to email, and books tours. The site pairs it with Collections AI for payment reminders and promise-to-pay tracking, a move-out workflow, and a voice receptionist, and it says a team of people backs Kelsey up around the clock. On September 22, 2026, Venn announced it had acquired Zuma for $50 million. Zuma’s co-founders joined Venn, Kendrick Bradley as general manager of Venn Leasing and Shiv Gettu as chief partnerships officer. The announcement describes Zuma as founded in 2021 and backed by Andreessen Horowitz, King River Capital and Y Combinator. In the [AI leasing assistant guide](/property-management-software/ai-leasing-assistants/) it is one of the standalone assistants, now owned by a resident platform, and the facts panel below comes from our vendor database with a source on each line.

## Who it fits

The record carries no segment tags, because the site says multifamily and nothing narrower. The case studies on the pricing page lean large: Case & Associates with a 30,000-plus unit portfolio and Raintree Partners with more than 7,600 units. The integrations point at the buyer. Kelsey connects to Yardi, RealPage and Entrata, so the natural customer is a multifamily operator on one of those three who wants leads answered after hours and followed up without adding leasing staff, and may want collections reminders from the same vendor.

It fits less well for a single-family manager on AppFolio, Buildium or Rent Manager, since none of those is named. It also fits less well for a buyer who wants one vendor for leasing and nothing else and is wary of where the product goes now that Venn owns it.

## Pricing

Figures are not published, but the model is. Leasing AI and Collections AI are each a per-unit, per-month subscription on 30-day terms, priced by quantity. The full platform bundles both at a discount of at least 30 percent against buying them separately. The pricing page offers a free 30-day trial and says there are no long-term agreements and no platform lock-in. The Leasing AI plan lists Voice AI call handling at no additional expense. Ask the per-unit rate at your unit count, whether it is charged on all units or occupied units, and whether any part of the voice receptionist is billed separately. Ask whether the 30-day terms survive the acquisition.

## Integrations

The record lists Yardi, RealPage and Entrata, from the leasing page, which says Kelsey integrates with all three. The same page shows Knock, CAM, Google and Microsoft Outlook. The pricing page is more specific: Leasing AI integrates natively with a Yardi, Entrata or Knock CRM, and Collections AI with the Yardi, Entrata or RealPage ledger. Ask what Kelsey writes back to the guest card, how often it reads pricing and availability, and whether tours booked by Kelsey land on the calendar your leasing team already uses. Ask what happens to the integration as Venn folds Zuma’s product into its own platform.

## Limitations and questions to ask

The acquisition comes first. Venn’s announcement names a Venn Leasing unit and says Zuma’s founders lead it, but it does not say whether Zuma stays a separate product, keeps its name, or keeps selling to operators who do not use Venn. Ask for that in writing, along with what happens to your contract and data.

Then the handoff. The site leans on human backup, so ask who those people are, when they step in, and how your leasing staff take over a conversation with its history.

Then fair housing. Ask how Kelsey answers accessibility, assistance animal and source-of-income questions, who wrote those answers, and whether you can review transcripts by topic.

Then pricing accuracy. Ask how often Kelsey syncs unit pricing and availability from the PMS, since a bot quoting yesterday’s rent is a lead you lose or a concession you give.

## Alternatives

The [AI leasing assistant vendor list](/property-management-software/ai-leasing-assistants/vendors/) puts the category side by side. [EliseAI](/vendors/eliseai/) handles prospects by voice, SMS, email and chat and also takes resident and renewal conversations. [Funnel](/vendors/funnel/) is a CRM with the assistant built in and a handoff that arrives with the guest card filled. [BetterBot](/vendors/betterbot/) names five PMS integrations including AppFolio and Rent Manager. Zuma’s new owner has its own profile under [Venn](/vendors/venn/). [Alternatives to EliseAI, side by side](/property-management-software/ai-leasing-assistants/eliseai-alternatives/) covers the rest.
