Procorem: Features, Pricing, Integrations & AI Visibility

Procorem is a document-collaboration workspace sold to housing finance agencies, affordable housing organizations, developers and property managers. Its housing finance agency page lists four functions: compliance monitoring, described as tracking tenant events, recertifications and reporting cycles without losing them in inboxes; underwriting and closing; draw processing; and asset management. The page also mentions LIHTC compliance review. Within the category guide it is the one agency-side vendor that is a workspace rather than a system of record, which is a different product and a different price.

Who it fits

The record tags affordable housing. The buyer the page is written for is a housing finance agency whose monitoring cycle runs through email, where an owner’s recertification report arrives as an attachment and the deadline lives in someone’s calendar. Procorem’s pitch is to put those exchanges in a shared workspace with the documents. The same page names owners, developers and property managers, which fits because they are the other party in every one of those exchanges: the owner uploads the file, the agency reviews it, and both see the status.

The buyer it does not fit is an agency that needs allocation, bond issuance, loan servicing or fund management in the same system. Those are the functions ProLink and HDS describe, and Procorem’s page does not. Ask whether Procorem connects to the agency’s monitoring system, if it has one, or replaces the email thread in front of it. Ask whether owners can push documents from Yardi, RealPage, MRI or ResMan, or upload by hand. Ask whether a tenant event or recertification due date can be created from a data feed, or whether someone types it in, because a tracker that is fed by hand is the calendar it replaced with a better interface.

Limitations and questions to ask

Start with what a tenant event is in the product. Ask whether compliance monitoring tracks events per unit and per household, or per document, and what the recertification cycle looks like on screen for a property with a hundred households on different anniversary dates.

Then the review. The page mentions LIHTC compliance review; ask whether that means Procorem’s staff review files, or the agency’s staff review them inside Procorem. The difference decides who is responsible for the finding.

Then the record. Ask how long documents and the history of who uploaded, reviewed and approved them are retained, and whether that history can be produced for an IRS audit.

Then HOTMA. Ask whether any of the tracked fields depend on income and asset rules, and how the workspace changed when they did.

Then the exit. Ask what an agency gets back if it leaves, and in what format.
