ShofCorp is a HUD service bureau with a compliance portal. Its own site says it manages compliance-related tasks and documents for HUD multifamily housing programs, enters and prints documents such as the 50059 form, transmits monthly tenant and billing data files to HUD’s Tenant Rental Assistance Certification System, and assists with PBCA reporting. NAHMA lists it among the software vendors and service bureaus that provide occupancy software for submitting tenant data under TRACS and MTCS. Inside the guide to compliance tools for subsidized properties it is the owner-side vendor whose product is the transmission itself rather than the file review.

Who it fits

The record tags affordable housing, and the research narrows it to HUD multifamily owners and public housing agencies. The buyer is an owner with project-based Section 8 whose voucher goes out every month and whose knowledge of how to send it lives with one person. The ExactEstate case story in the research describes that failure: voucher week arrives, the one TRACS person is out, and nobody is confident submitting, because the knowledge was in her head and not documented. A rejected voucher is a delayed payment. A service bureau is the fix for that dependency.

The buyer it does not fit is a LIHTC-only operator with no HUD contract, who has no TRACS submission to make, or an operator whose problem is income certification quality. ShofCorp’s fetched page describes the HUD paperwork and the transmission, not a tax credit file audit.

Pricing

Pricing is not published. Service bureaus in this shape are usually priced per property or per unit per month, so ask for the per-unit rate, the minimum, and what an off-cycle correction or a resubmitted voucher costs. Ask whether the 50059 preparation and the monthly transmission are one fee or two, and what the contract term is. Then compare the annual figure with the cost of training a second person on your own staff to do the submission, because that is the alternative most operators are weighing.

Integrations

The record’s integrations field is empty because the two systems ShofCorp names are not among the ten PMSs the integration pages cover. Its site says it integrates with ExactEstate for regular HUD multifamily properties and with Kanso Software for public housing agencies. Neither Yardi, RealPage, MRI, ResMan, Entrata nor AppFolio is named. An operator on any of those should ask how the tenant and billing data reach ShofCorp each month, whether that is an export in a set format or manual entry into the portal, and who reconciles the two when they disagree.

The context is that Yardi, RealPage, MRI and ResMan each sell an affordable module with TRACS support of its own. Ask ShofCorp what it does that the module does not, which in the research is usually the person who submits, checks the rejection and fixes it after hours.

Start with the rejection. Ask what happens when TRACS rejects a file, who fixes it, how fast, and whether after-hours work before a voucher deadline is included.

Then the reconciliation. The research describes the monthly work before submission as running a report of interims, cross-checking ledger changes, reversing entries, fixing certifications, reposting rent and reconciling the HAP register. Ask which of those ShofCorp does and which stay with your staff.

Then HOTMA. Ask where ShofCorp’s 50059 preparation stands against the current guidance and the TRACS 203A release the research says vendors are waiting on.

Then the audit trail. Ask where the submitted files and HUD’s responses are stored, for how long, and whether you keep them if you leave.
