AI Shortlist Index, September 2026: Release

The finding

The engine mostly reads vendors' own websites. Across the twenty most-cited domains in each category, 72% of citations went to vendor-owned sites and under 1% to forums. Whether a vendor gets named depends largely on what its own site says, not on review platforms.

Data note: this edition is below the full protocol (three runs per prompt per engine, four engines, at least two days). It rests on 500 recorded runs from ChatGPT. Numbers are real and thin; treat rankings as a first reading.

Resident Benefits Platforms: Second Nature (86%), CredHub (60%) and Piñata (54%) led the answers across 25 runs from ChatGPT. The most-cited domain was secondnature.com, 35 of 215 citations.

Multifamily Access Control: ButterflyMX (83%), Salto (76%) and Brivo (75%) led the answers across 25 runs from ChatGPT. The most-cited domain was butterflymx.com, 43 of 263 citations.

Maintenance & Vendor Network Software: Property Meld (91%), Lula (65%) and Latchel (64%) led the answers across 25 runs from ChatGPT. The most-cited domain was latchel.com, 26 of 184 citations.

Utility Management: Conservice (83%), Zego (52%) and Guardian Water & Power (39%) led the answers across 25 runs from ChatGPT. The most-cited domain was conservice.com, 27 of 217 citations.

Parking Management: Community Boss (82%), Parkade (65%) and ParkM (64%) led the answers across 25 runs from ChatGPT. The most-cited domain was communityboss.com, 36 of 179 citations.

EV Charging for Multifamily: ChargePoint (96%), SWTCH Energy (83%) and EverCharge (65%) led the answers across 25 runs from ChatGPT. The most-cited domain was chargepoint.com, 33 of 179 citations.

Community Engagement Apps: Livly (65%), Cobu (60%) and Flamingo (57%) led the answers across 25 runs from ChatGPT. The most-cited domain was livly.io, 22 of 182 citations.
