Ambient is a smart apartment platform built only for multifamily. It covers three things: smart access from the building entry to the unit, which Ambient calls curb to couch; automation for residents and staff, including vacant-unit routines that lock doors, turn off lights and set thermostats to save energy; and building intelligence, meaning real-time alerts for water leaks, extreme temperatures and security concerns. The company has a longer history than its name suggests. Dwelo was founded in 2014 as a smart apartment platform, Level acquired it in 2021, and in September 2024, after ASSA ABLOY bought the Level Lock business, Level Home renamed itself Ambient Property Technologies and kept the multifamily unit, Level M. Legacy Dwelo customers still have their own support site. In the smart home for multifamily guide Ambient is one of the platform vendors, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.
Who it fits
The database tags institutional multifamily and single-family rental. Ambient’s solutions page addresses acquirers, developers and owners, and building types from high-rises and mid-rises (served by what it calls a self-healing mesh network) to townhome and garden-style communities and build-to-rent, where it pairs a video doorbell with the smart home platform. The single-family tag comes from that build-to-rent page.
The fit is a midsize owner or developer without in-house technology project managers. Ambient says outright that it designed its solutions for owners who lack that expertise, and it runs the deployment with them from start to finish, and it sells both retrofits, with per-unit installs it puts at 15 minutes, and new construction. An operator renovating older stock to raise rents is the retrofit buyer; a developer chasing lease-up is the new-build buyer.
It fits less well for a portfolio that has already standardized on another hub vendor, since switching means a hardware swap in every unit.
Pricing
Pricing is not published. The solutions page says Ambient crafts its solutions, pricing and services to each project, so expect a proposal. The homepage claims a payback period of under 24 months on retrofits; that is the vendor’s figure, so ask for the inputs behind it at your rents and unit count. Ask for the hardware cost per unit by package, the installation cost, and the monthly software fee per unit. Ask who owns the devices, how long the term is, and what the fee covers once the hardware is paid for. Ask whether the price includes connectivity or assumes your building’s network.
Integrations
The database records four PMS integrations: RealPage, Yardi, Entrata and ResMan. Ambient completed the ResMan connection in February 2025, which it described as finishing integrations with all four. Ambient says that at move-in it onboards the resident and grants access automatically, and at move-out it removes the resident’s access and control of the smart devices in the unit. Ask how often the sync runs, whether vendor and prospect tour access come from it, and what happens when a lease date changes after the credential is issued.
Limitations and questions to ask
Connectivity is the part of any smart apartment platform worth testing hardest before you sign. Ambient says it uses a multi-network architecture and a mesh network for denser buildings, and it claims connectivity uptime on its homepage. Ask what the hub connects over, what the locks do when both the building network and the cloud are down, and how long batteries last in the locks and sensors. Ask how leak alerts reach the maintenance team and whether they create a work order in your system. Ask about lock brands: which models Ambient supports and whether you can keep the locks if you leave. Ask what the rename means for support if you are on legacy Dwelo hardware.
Alternatives
The smart home vendor list compares every vendor in the category with the same sourced facts. SmartRent is the hub, lock and self-guided tour platform most operators compare first. PointCentral, from Alarm.com, runs on cellular hubs for multifamily, build-to-rent and single-family. Quext bundles NFC locks, a hubless thermostat with leak detection and managed Wi-Fi. Our PointCentral alternatives page places Ambient among the rest of the field.
