Electronic Tenant Solutions, usually shortened to ETS, is a cloud building-operations and tenant-communication suite for office, retail and industrial buildings. Its service request page describes the work order system as a pipeline between tenants, management and building staff, and the suite around it covers preventive maintenance, a mobile task manager with push notifications, inspections, COI tracking, property websites, a contact directory, reservations, an electronic leasing portal and video training. In the category guide to facilities software for commercial property managers, ETS is the long-running tenant service request product that predates the CMMS vendors’ arrival in the category, and its feature list is the landlord’s list rather than the plant manager’s.
Who it fits
The database tags commercial facilities. ETS names office, retail and industrial as its property types, and the buyer is the property management office at a building or a small portfolio that wants tenants to submit requests, staff to close them on a phone, and the building’s website, directory and reservations to live in the same place. Its own pitch is keeping tenants happy and informed and reducing response time.
The fit is the building that needs tenant communication as much as it needs work orders. A portfolio whose main pain is engineering scheduling and asset history across many sites will find more depth in a CMMS. A building whose main pain is that tenants phone the office because nobody told them the elevator work was scheduled is the ETS buyer.
Pricing
Pricing is not published. Ask for the unit of pricing, the rate, the minimum, whether property websites and the leasing portal are priced as separate modules, and the contract term. Ask whether tenant logins are unlimited, because a tenant-facing suite that charges per tenant contact prices differently from one that charges per building.
Integrations
The database records no named integration. The service request page says accounting integration without naming a system, so for a buyer on MRI or Yardi the question is which one, in which direction, and whether a billable work order becomes a tenant charge in the accounting system or an export. Ask for a live customer on your PMS and for the integration documentation. Ask also what the mobile task manager writes back and whether push notifications reach contractors as well as staff.
Limitations and questions to ask
Start with chargebacks. ETS lists the workflow features but the page we fetched does not describe secondary billing. Bring a closed work order with billable engineer time and parts and ask to see the tenant invoice at the lease rate, then where it goes.
Then intake beyond the portal. Ask whether an email from a tenant becomes a ticket without a person retyping it, and whether a QR code on an asset can open a request, since the newer vendors in the category sell both.
Then preventive maintenance depth. Ask how PM schedules attach to equipment records, whether a failed inspection creates a work order automatically, and what the audit trail on a completed inspection shows.
Then COI. Ask how certificates are captured, who is warned before expiry and whether a lapsed vendor can be assigned work.
Then the platform. Ask when the mobile task manager was last rebuilt, what the roadmap holds, and how many buildings the largest customer runs on it.
Alternatives
The category vendor list compares all twelve. The two vendors that sell the same tenant-facing workflow with newer intake channels are Facilio, with email-to-ticket, QR codes and a WhatsApp agent, and Visitt, which adds tenant billing and vendor payments. A buyer who mostly wants work orders and reservations for a small portfolio should also price FMX, which sells facility scheduling alongside its CMMS.
