Esusu reports rent payments to Experian, Equifax and TransUnion so residents can build credit, and it sells a wider set of tools around that to owners and managers: financial coaching and rewards, flexible rent payments, and identity, income and SSN verification for applicants. Wemimo Abbey and Samir Goel founded it in 2018. Its reporting is on-time only, and it can backfill up to 24 months of past on-time payments when a resident enrolls. In the resident benefits platforms category it is a reporting vendor first, sold to large owners and affordable housing operators as much as to managers building a benefits package. The facts panel below comes from our vendor database, with a source and a verification date on each entry.
Who it fits
The database tags single-family rental, institutional multifamily and affordable housing. Esusu’s own page goes wider, listing multifamily, single-family, manufactured, military, senior and affordable housing, and it shows logos of large owners and affordable housing groups on the same page. The buyer is an owner or operator who wants credit reporting across a big portfolio, possibly on more than one PMS, and who cares about the resident outcome and the reporting on impact as much as the fee.
It fits less well for a small manager who wants a packaged bundle of filters, insurance and pest control billed as one monthly line. Esusu does not sell those. It also fits less well for a manager who wants late payments reported, because Esusu says it reports on-time payments only and never missed or late ones.
Pricing
Rent reporting pricing is not published. The one published figure is for identity services, which Esusu says protect NOI for as little as $0.99 per unit. Ask what rent reporting costs per unit or per enrolled resident, who pays, and whether you can pass the cost to residents in a benefits package. Ask whether the 24-month backfill carries a separate fee. Ask what is included in white-glove onboarding and account management, since the page lists both, and whether impact reports cost extra.
Integrations
The record lists seven PMS from the integrations block on Esusu’s real estate page: RealPage, Yardi, Buildium, Entrata, MRI, Rent Manager and ResMan. Those come from the logos in that block rather than a written list, so confirm the one you run. Esusu says it integrates with most property management software, and for anything else, or during a migration, it accepts rent data by CSV upload or automated reports. Ask whether your integration pulls payment history automatically every month or depends on a file someone has to send, and how a move-out or a transfer between properties is handled. The Yardi and Entrata integration pages show which other vendors connect to each.
Limitations and questions to ask
Ask how residents enroll, whether the program can be default-on or must be opt-in, and how residents are told what is reported. Ask who furnishes data to the bureaus and who handles a resident dispute. The 24-month backfill is a real advantage for a new enrollee, so ask how far back it can go at your properties, given that it depends on payment history in your system. Ask how the flexible rent payment option interacts with your late fee policy and your ledger. If you plan to use the identity and income checks at application, ask how they sit beside your screening vendor rather than duplicating it.
Alternatives
The resident benefits vendors table lists the whole category. Boom publishes per-renter pricing and lets you choose full-file reporting. RentPlus is the reporting program inside Entrata, and CredHub packages full-spectrum reporting with perks and identity protection. The alternatives to Piñata page compares the other reporting and rewards vendors on the same sourced facts.
