eUnify is a community management platform sold in four modules, with five bank partners named on its homepage: First Citizens, Webster, WAB, SmartStreet and Sunwest. Operations covers violations and inspections, architectural review, resident requests, work orders, meeting management and resale and closing documents. Finance and Payments covers homeowner payments, accounts payable and vendor payments, accounts receivable, a general ledger, budgeting, client billing and banking. Community covers homeowner and board portals, amenity reservations, parking, surveys and eVoting. The fourth module, AI and Automation, covers an invoice agent, a bank reconciliation agent and a custom workflow builder. The mobile app is called uManage. In the guide to platforms for community association managers it sits with the association-native back offices, and its homepage carries the complaints it is built against: too many disconnected tools, subscriptions that don’t talk to each other, board reports that take half a day, errors that erode trust, residents kept in the dark. Who it fits
The database tags HOA communities, and the research tags the widest buyer set in the category: self-managed associations, management companies, master-planned communities, high-rise, condo and co-op, commercial and developer communities. The platform is a full back office, ledger included, so the management company is the buyer the four modules describe, and the five named banks are the reason it competes with CINC Systems, Vantaca and FRONTSTEPS for that company. A master-planned community or a high-rise that manages itself with paid staff is the other buyer the site addresses.
A volunteer board at a 150-home association is a stated buyer but not the obvious one. That board should compare the price it is quoted against the published per-unit rates on the PayHOA profile before deciding whether four modules is more than it needs.
Pricing
Pricing is not published. Ask for the per-unit or per-door rate, the monthly minimum, the setup fee per association and the contract term. Four modules means four things that may be priced apart, so ask whether Operations, Finance and Payments, Community, and AI and Automation are bundled or sold on their own, and what uManage costs per homeowner if anything. Ask what a homeowner payment costs per transaction and whether the owner or the association pays it. Ask how client billing works if you are a management company charging associations through the product. Then compute the annual figure at your association count now and in two years.
Integrations
The database record carries no integration entry, because the homepage names banks and no other platform. The five banks, First Citizens, Webster, WAB, SmartStreet and Sunwest, overlap with the twelve FRONTSTEPS names and the one PayHOA names, which is the pattern across this category. Association funds sit at a short list of banks, and the software is chosen partly by where the funds are held. If your banks are among the five, ask what the connection covers for each. If they are not, ask what the manual process is and who does it.
Nothing on the resident side is named. Ask whether a homeowner app other than the Community module can sit on top, since TownSq names CINC and Caliber as systems it connects to and does not name eUnify. No property management system is named, which is normal here; the platform is the system of record, and a company that runs rentals on a PMS would run two systems.
Limitations and questions to ask
Start with the ledger. Ask how many associations the largest customer like you runs, how bank reconciliation runs per association with the bank rec agent and without it, and how the monthly financial package is produced, since board reports that take half a day is the complaint the homepage leads with.
Then the workflow. Ask eUnify to walk an invoice from receipt through the invoice agent to board approval to payment, a violation from inspection through notice to hearing, and an architectural request from submission to board vote, and count the hand-offs that leave the product. Ask what the custom workflow builder can change and what it cannot.
Then the board. Ask what a board member can approve, vote on and read in the portal from a phone without a manager.
Then the two agents. Ask what each does to a specific record, whether it acts or only proposes, what it costs, and what happens when it is wrong.
Then the exit. Ask for the data export format and what leaving costs.
Alternatives
The category’s ten vendors compared side by side carry the same facts. The direct comparisons for a management company are Vantaca, built around its Action Item workflow, and FRONTSTEPS, whose twelve named banks include three of eUnify’s five. CINC Systems claims 38 direct bank integrations without naming them. A board that only needs the violations and inspections half should read the HOALife profile.
