Fexa calls itself a facilities orchestration platform for multi-site operators. It sells four named pieces: FexaCMMS for work orders, FexaTrakref for audit-ready refrigerant management, FexaLink as a provider-sourcing network, and FexaAI as a set of agents on top. Its customer claims are $4 million or more in repair and maintenance spend redeployed annually and an 11 percent reduction in maintenance spend per store. In the guide to facilities software for commercial property managers, Fexa sits in the occupier group alongside ServiceChannel, built for the retail tenant with hundreds of stores rather than for the landlord.

Who it fits

The database tags commercial facilities. Fexa’s own list is retail, luxury retail, grocery, restaurants, convenience stores, health and wellness, and storage, all operators that lease or own many small sites and carry refrigeration. The buyer is a facilities director at a chain who needs work orders, contractor sourcing and refrigerant compliance in one place, and the per-store maintenance spend figure on the homepage is the number that buyer is measured on.

A building owner is not that buyer. The homepage does not mention tenant portals, tenant billing or lease accounting, and a landlord’s engineering team would be buying a product built for the other side of its own leases. The exception is a landlord with grocery or restaurant tenants who wants to understand what its tenants run.

Pricing

Pricing is not published; Fexa offers a demo request. Ask for the unit of pricing, the rate, the minimum, whether each of the four products is priced separately, whether providers pay to be in FexaLink, and the contract term. Ask which customer produced the $4 million redeployment figure and what the store count was.

Integrations

The database records no named integration. Fexa names an open CMMS API and nothing else. For a multi-site operator the question is the ERP and accounts payable link and whether provider invoices clear inside the platform. For anyone with refrigeration the question is whether Trakref pulls from leak-detection hardware or relies on technician entry. Ask for a customer reference on your finance system.

Limitations and questions to ask

Start with FexaLink. Ask whether the network is optional, whether jobs can go only to your own contractors, how providers are vetted and scored, who holds their certificates of insurance and what happens on a no-show.

Then Trakref. Ask what audit it is ready for, which regulations it tracks, and what a store with no refrigeration pays for the module.

Then the agents. Ask which decisions FexaAI makes without a person, what it does with an invoice it does not like, and how a facilities manager overrides it.

Then the landlord question, if you are one. Ask whether any building owner uses the platform for base-building maintenance and how a tenant request comes in, because the homepage does not describe that workflow.

Then the numbers. Every figure on the homepage is a customer claim. Ask for the customer.

Alternatives

The category vendor list compares all twelve. The direct alternative for a multi-site operator is ServiceChannel, Fortive-owned, with a performance-scored provider marketplace and a managed FM service for 600+ brands. A landlord looking for refrigeration compliance alongside a tenant portal should read Facilio, which lists refrigeration compliance next to its tenant service request product.
