Foxen is a renters insurance compliance platform for multifamily owners and operators. It checks each resident’s certificate of insurance when it is uploaded, keeps watching that policy for the rest of the lease, and enrolls any resident who has no coverage in a property damage liability waiver. The waiver comes in three versions. WaiverCore is the base program with coverage packages, WaiverCell adds a captive that Foxen manages, and WaiverFlex runs the same program through a captive manager the owner already uses. Foxen also sells Rentistry, which reports rent payments to the credit bureaus, and PetClear, which collects pet records and reviews ESA requests. In the renters insurance programs guide it belongs with the compliance-and-waiver programs, where the backstop for an uninsured resident is a waiver the property holds instead of a policy the resident buys.
Who it fits
Foxen’s waiver FAQ says the program was built for multifamily real estate, covering apartment buildings and single-family homes in conventional, student and senior housing. Our database tags institutional multifamily, student housing and single-family rental from that page. Student housing is where the product mix fits most directly. A testimonial on Foxen’s homepage comes from an operator that offers Rentistry to its student residents as a way to build credit, and a waiver at lease signing means a first-time renter with no policy still meets the lease requirement on move-in day.
The buyer is an operator whose lease already requires coverage and whose staff spends move-in week chasing certificates. A manager with a captive, or one thinking about starting one, should look at WaiverCell and WaiverFlex, the two versions built around a captive, and ask who holds the risk and the premium in each. A manager who wants residents to carry their own HO-4 contents coverage, and is not interested in a waiver, will find Foxen’s model points the other way.
Pricing
Pricing is not published, and the site offers a demo instead of a rate card. The billing FAQ says the property gets an invoice each month, which can run on autopay. That tells you the property is the billed party, but it leaves the important numbers open. Ask what the monthly charge is per enrolled unit for WaiverCore, and what the captive versions cost on top. Ask what the resident is charged for the waiver and whether you set that amount. Foxen describes the waiver as a revenue stream for the property, so ask for the split in writing. Ask the separate prices for Rentistry and PetClear, and whether either is bundled.
Integrations
Foxen’s homepage says its compliance monitoring and waiver program work with any property management software, and it shows Rent Manager, Yardi, ResMan, Entrata, MRI and RealPage as integration partners. Each of those platforms has its own way of recording insurance, and RealPage and Yardi sell renters insurance programs of their own, so ask how Foxen’s status reaches your resident record. Ask whether waiver charges post to the resident ledger automatically or arrive as a monthly file, how move-outs stop the charge, and how a mid-lease policy cancellation shows up for site staff. If you run a system not on that list, ask what “any PMS” means in practice, whether that is an API connection or a spreadsheet upload.
Limitations and questions to ask
The waiver is not insurance, and Foxen’s FAQ says so plainly. No policy is issued to an enrolled resident. The waiver releases the resident from paying the property back for accidental damage from fire, smoke, explosion and water discharge or overflow. Residents who assume they are covered for their own belongings can get a nasty surprise. The FAQ says some program versions include contents and living-expense benefits, typically up to $10,000 and $1,000, and only if the program limits have not already been used up paying the property’s claim. Ask which version you are buying, what the per-occurrence limit is, and how residents are told the difference between the waiver and a renters policy.
Ask what the add-ons for bedbugs, biohazard cleanup, loss of rental income and pet damage cost. Ask which states the waiver is offered in and what the lease language must say. Ask how fast a certificate is verified and what happens when the uploaded document is a quote instead of a policy. And ask who handles the claim when a resident floods the unit below, and how long payment takes.
Alternatives
The renters insurance vendors list compares every vendor in the category with the same facts. RiskRelease is the closest match, a default-enrollment program that reviews resident policies for opt-out. Renters Legal Liability offers the master-policy and liability waiver side on its own, fully insured or captive. Beagle verifies third-party policies and enrolls the rest automatically, and is aimed at smaller portfolios. For the full field side by side, see the renters insurance alternatives roundup.
