Jetty sells renters insurance to residents through the properties it partners with. Its product, Jetty Protect, covers contents, liability and loss of use, starts at $5 a month paid by the resident, and reaches residents through property-specific links. Property managers who look past it usually want something Jetty’s record does not describe: a program that tracks every resident’s proof of coverage, catches lapses, and enrolls the uninsured automatically. This page covers the other vendors in our renters insurance programs category, sorted by which part of that job they do, and the questions that separate them.
Why buyers look past Jetty
Credit Jetty for what it is. A resident who buys Jetty Protect gets a real renters policy, with coverage for their own belongings as well as liability, on 12-month terms underwritten by State National. That is more than a liability-only master policy gives anyone. For a property that wants to offer residents a policy at move-in, it does the job.
The objections are about the manager’s side of the program. The first is compliance. The category exists because leases require renters insurance and many residents do not keep it. Second Nature’s program page claims that 90 percent of property managers require coverage but only 41 percent of residents have it. Closing that gap takes tracking third-party policies, flagging cancellations, and placing anyone uninsured into a master policy or waiver. Jetty’s record describes selling a policy, not running that loop. Ask Jetty directly whether it tracks policies bought elsewhere and what happens when a resident’s coverage lapses.
The second is staff time. The buyer language in this category is about certificates and spreadsheets. One manager on Rent Manager’s marketplace credits a tracking tool with saving two to three hours a week, and a Second Nature customer says automating enrollment saved a staff member who was only doing insurance. If that is your problem, a resident policy alone will not touch it.
The third is the PMS. Our database lists no PMS integration for Jetty. Managers want compliance status on the resident record, and one of the buyer prompts we track asks for exactly that as an alternative to Yardi’s ResidentShield.
The fourth is price and the merger. Jetty does not publish what the property pays, and it merged with Rhino in February 2025. Ask whether the program terms or the partner arrangement changed with the merger.
The alternatives, by what they do
The table above carries each vendor’s facts from the database. They fall into five groups.
Compliance tracking with automatic enrollment
This is the group most buyers asking for a Jetty alternative actually need. LeaseTrack, from BRP Effective Coverage, notifies the manager when residents buy or upload coverage, monitors lapses and renewals, and offers a waiver program; on Rent Manager’s marketplace it is listed with tracking at no cost and a flat per-unit master policy fee. RiskRelease reviews and monitors resident policies and auto-enrolls anyone without compliant coverage in a default liability program. Sure combines renters policies quoted in the lease flow with continuous policy monitoring and automatic tenant legal liability placement. Foxen automates compliance checks, enrolls uninsured residents in a damage liability waiver, and adds rent reporting; its segments are institutional multifamily, student housing and single-family rental. GetCovered pairs insurance compliance with pet screening, vendor compliance and deposit alternatives.
The program built into your PMS
RealPage Insurance Solutions covers eRenterPlan resident policies, RealCoverage certificate and cancellation tracking, the AssetProtect master policy and Policy Validator for third-party proof of coverage, all inside RealPage. ResidentShield sells renters insurance inside Yardi RentCafe as part of Renter Essentials, and residents manage it through the portal. If you are on one of those systems, start the comparison there.
Resident policies, like Jetty
ePremium Insurance sells policies through partnered management companies at partner rates, for multifamily and single-family rentals, and also offers the eDeposit alternative. Lemonade sells renters and pet insurance that residents buy in its app, offered to managers through PMS marketplaces such as Rent Manager’s. Assurant’s Cover360 adds lease-integrated enrollment and ongoing policy tracking to the resident policy, which puts it between this group and the first one.
A master policy or liability waiver
Renters Legal Liability runs a master-policy liability waiver program, fully insured or captive, covering resident-caused damage to the property, and is licensed in all 50 states. MSI, a managing general agent, sells a master tenant legal liability policy for uninsured residents’ damage, along with renters insurance through proptech partners and canine liability cover. These protect the unit, not the resident’s belongings, and residents should be told so. The difference shows up at claim time: a liability waiver pays the owner for damage to the unit, while a renters policy like Jetty Protect also pays the resident for what they lose.
Insurance inside a benefits package
Second Nature puts a renters insurance master policy inside a fully managed resident benefits package priced to the resident at $20 to $80 a month. Beagle is a build-your-own package priced per unit, with the manager keeping the markup. Rent Manager’s listing for Beagle describes policy verification, lapse monitoring and auto-enrollment. Both fit a manager who wants insurance compliance as one line of a bundle.
How to shortlist
Decide whether you need a policy to offer, a compliance program, or both. Then filter by PMS using the table and the Yardi, RealPage and Rent Manager integration pages.
In each demo, ask:
- Do you track policies residents buy elsewhere, and how fast do you flag a cancellation?
- When a resident lapses, what are they enrolled in, a renters policy or a liability-only program, and how is that described on the lease?
- Does compliance status show on the resident record in our PMS?
- What does the property pay, and can we add a resident surcharge to fund the master policy? Check your state’s rules on that with counsel.
- Who handles a claim when a resident causes a fire or water loss, and how long does it take?
What the Index shows
The renters insurance Index page has the prompt set and the sources behind it, and the live table on this page shows the figures for each vendor. Our reading is that the engine treats this category as a compliance-tracking problem, which is why resident-policy sellers like Jetty sit lower in its answers than the tracking and auto-enrollment tools. Jetty’s Index row has the prompt-by-prompt detail and sources.
If you sell renters insurance to property managers and want to see how that answer is formed, how we approach AI visibility for proptech vendors is the page for you. Buyers can compare every vendor on the renters insurance vendor list. Jetty also sells a deposit product, and the security deposit alternatives guide covers that category next.

“One important distinction: Foxen and similar programs are often alternatives to the *compliance or liability-protection part* of a program, not like-for-like renters insurance. Foxen’s waiver, for example, protects the property against certain resident-caused damage but explicitly is not renters insurance and doesn’t insure residents’ belongings.”
“ePremium: It offers renters insurance policies and an eDeposit Security Deposit Alternative, serving the multifamily and single-family rental property markets through partnerships with property management companies.”
