Pando Electric makes smart outlets for apartment and condo parking. The Gen 2 Smart Outlet is a NEMA 14-50 socket rated at 9.6 kW, with no cable attached, which Pando sells as nothing to break or steal. A Pando+ charger with an attached cable sits above it. Both run offline or over a mesh network, so the garage needs no Wi-Fi or cellular signal, and drivers start a session by tapping a phone with Apple Wallet or Google Wallet. The Pando Pulse system shifts load across outlets so a property can add ports without a panel upgrade. In the EV charging for multifamily category Pando publishes its hardware, install and software prices on its own site, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

Who it fits

The database tags small multifamily, institutional multifamily and HOA communities. Pando’s property managers page says multifamily buildings of all sizes, and the case study the site features is an HOA, Woodland Creek. The low hardware price is what widens the small end. A 20-unit building with a parking lot and no Wi-Fi in it can price a handful of outlets from the website before calling anyone.

It fits less well for a property that wants DC fast charging, which Pando does not list, or one that wants a vendor to own and pay for the equipment. A property that wants charging bundled into a parking or access platform will also look elsewhere.

Pricing

Pando publishes its numbers. The Smart Outlet starts at $649 and the Pando+ charger at $999. The process page puts the average install at $2,500, covering hardware, labor and permitting. Software is billed one of two ways: $20 per charger per month, or 9 cents per kWh. Pando meters each driver, bills them at the end of the month, and reimburses the property for the energy used. Accessories are priced too: a weatherproof cover at $25, a portable cable at $299, and a communication package at $1,900. The pedestal is listed at $399 on the property managers page and $499 on the pricing page, so confirm which applies.

Ask which software option is cheaper at your expected usage, since a busy outlet favors the flat fee and a quiet one favors per-kWh. Ask who sets the rate a resident pays and whether the property can add a margin above the energy cost. The communication package is described only as extended wireless coverage, so ask when a property needs it. Pando sends an electrician from its network for the on-site assessment and handles permitting, installation and inspection, so ask who warranties the electrical work.

Integrations

The record names no PMS integration, and the property managers page does not describe one. Billing runs through Pando’s own app and dashboard, with reimbursement to the property. Ask how reimbursement arrives and what report comes with it, whether the property can see usage per resident, and how a move-out ends access. If your accounting needs charging revenue by unit, ask for a sample export.

Limitations and questions to ask

A 9.6 kW outlet is Level 2 speed, which suits overnight resident charging and suits a visitor less. Ask how fast each outlet charges when the Pulse system is sharing power across a full row, and what a resident sees on the app when power is throttled. Pando claims zero ongoing maintenance and a 40-year life for the outlet, and says the software subscription includes a lifetime warranty; ask what that warranty covers and whether it ends if the subscription stops. Ask what a resident without a portable cable needs to buy before the first session, and what happens when a resident leaves a car plugged in after the session ends. Ask how many properties Pando has in production in your state.

Alternatives

Every vendor in the category is on the multifamily EV charging vendor list. Loop also sells hardware the property owns, with a no-monthly-fee claim and no published price. FLO sells networked Level 2 chargers with load management and a stated uptime target. If you already have chargers and need billing tied to your PMS, Ivy Energy is software only. Pando against the other ChargePoint alternatives is one table away.
