PayRent is online rent collection for independent landlords and small property managers. Its record lists ACH and card payments, scheduled payments, payment controls and free rent reporting to the credit bureaus, with no hidden fees and no unit minimums. It is the only vendor in the rent payments category that publishes a full fee table, and the only one built for a landlord who does not run a property management system.

Who it fits

The database tags single-family rental and small multifamily, and PayRent’s own site describes the range as four to 34 or more units. The buyer is a landlord on a spreadsheet or a general ledger who wants tenants to pay online, wants receipts and reports without a PMS contract, and wants to decide who pays the bank-transfer fee. The site says its reports download into “virtually every accounting system,” which is the integration story for that buyer.

It fits less well for a manager already on AppFolio, Buildium or another PMS, because those systems collect rent natively and PayRent names no integration with any of them. It also fits less well for an operator whose problem is late rent rather than collection, which is the flexible-rent products’ territory.

Pricing

Two plans are published. Do-It-Yourself is $24 a month with 30 units included and $3 per extra unit. Bank transfers cost $5 each, and the landlord chooses whether the landlord or the tenant pays it. Debit costs 1.0 percent plus $6.95 and credit 3.5 percent plus $6.95, paid by the tenant. Go-Like-A-Pro is $59 a month with 10 units included and $4 per extra unit. Bank transfers are free. Debit costs 0 percent plus $12 and credit 3.5 percent plus $6.95, again paid by the tenant. PayRent’s pricing page says tenants who pay by debit or credit card are always responsible for the processing fee.

One thing to confirm. The published table gives the higher plan a smaller unit allowance than the lower plan, 10 units against 30. Ask PayRent to confirm the allowance on each plan at your door count before you compare them, and ask for the total monthly cost at your unit count and your mix of ACH and card payments.

Integrations

None is named. PayRent does not claim a PMS integration, and the research file records none. The path into your books is a downloadable report. For a landlord without a PMS, that is the whole requirement. For anyone on a PMS, the built-in payment module is already there, and the comparison is the fee table above against whatever the PMS charges on ACH and card, which the research did not fetch for AppFolio, Buildium or the others. Ask your PMS for its fee schedule and set it beside PayRent’s before deciding.

Limitations and questions to ask

Start with payment controls. The record names them without defining them; ask whether you can block partial payments after a notice is served, block payments from a tenant in an eviction, and set a cutoff date. Then ask about rent reporting. It is listed as free; ask which bureaus receive it, whether the tenant opts in, and whether there is a tenant-side charge.

Then ask about settlement. Ask how many business days an ACH payment takes to reach your account on each plan, and whether a returned payment carries a fee and to whom. Then ask about the $6.95 and $12 flat card fees, which on a small rent are a larger share than the percentage, and confirm the tenant sees them before paying.

Alternatives

Within the category, the closest neighbors are at different scales. Zego serves single-family among its many segments and connects to the PMSs a growing manager moves onto.
