Pronto Housing calls itself an income qualification platform for affordable housing. The record describes software plus tech-enabled services for leasing and compliance under LIHTC, HUD or local programs in any market, and its March 2025 press release calls it the first and only off-the-shelf affordable housing compliance software-as-a-service platform. The same release announced it as an AppFolio Stack Solution Partner. Within the compliance category for subsidized properties it sits on the owner and operator side, where the product is the tenant’s income certification and the service is the people who get it done. The record names its investors as PSP Partners, Fifth Wall, Wilshire Lane Partners and Nine Four Ventures and its CEO as Christine Wendell.
Who it fits
The record tags affordable housing, and the release describes the customer as an affordable owner or manager running LIHTC, HUD or local programs who wants to simplify and outsource the compliance work rather than staff it. An operator on AppFolio is the buyer the partnership is aimed at, since the release describes Pronto providing compliance consulting services and automation software to AppFolio customers.
A housing finance agency, a syndicator or a bond issuer is not the buyer. Those groups need a monitoring system that owners report into, and Pronto sells to the owner.
One caution on the evidence. Ask for a full walkthrough of the software before you rely on the word platform.

Because the offer is software plus services, ask for the two priced apart: the software fee per unit or per certification, and the services fee per file, per property or per month. Ask for the minimum, the contract term, and whether a recertification costs the same as an initial certification. Then price a year of your own certification volume against a file review firm’s per-file rate and against the affordable module already in your PMS.
Integrations
The record lists AppFolio, and the source is the AppFolio Stack marketplace, where Pronto appears as a Stack Solution Partner in the Consulting category, dated March 17, 2025. That is a partner listing rather than a documented data connection. Nothing in the fetched pages describes which fields move between AppFolio and Pronto, in which direction, or whether a certification completed in Pronto lands on the AppFolio resident record. Make that the first demo question, and ask for it in writing. The AppFolio integrations page shows the other categories that connect to AppFolio, and AppFolio sells an affordable offering of its own, so ask what Pronto does that the native module does not.

Start with what tech-enabled services means in people. Ask who reviews a file, where they sit, what the turnaround is for an initial certification and a recertification, and what happens on a rejected file the day before a state monitor visit.
Then the programs. Ask for the list by name, including the local programs your properties carry, and ask where Pronto’s income and asset calculations stand against the current HOTMA guidance, since the research describes software vendors waiting on HUD’s TRACS 203A release to finish those builds.
Then the resident. The category definition weighs how much of the certification a resident can complete online. Ask what the resident sees, which documents they upload themselves, and what the compliance staff still do by hand.
Then the audit trail. Ask whether the review notes, the corrections and the corrected file are stored together, and for how long, given the recapture window vendors in this category quote.
Then the state. Ask whether Pronto can produce the XML the state monitor wants, in the HFA LIHTC Data Transfer Standard format, or whether that stays with the PMS.
Alternatives
